This is a part time position.

SUMMARY

Under direction of Engineering Management, responsible for operation of the physical plant (Central Power), which serves the San Diego Concourse, City Administration Building, City Developmental Services Center, Print Shop/Library facility and the Civic Theatre. In addition, responsible for remote operation of the HVAC systems at the Balboa Theatre. Central Power operation includes minor maintenance, repair and trouble-shooting of HVAC and refrigeration machinery and control systems, compressed air systems, water treatment for open and closed water systems as well as gas fired boiler steam systems, lighting and lighting control systems, plumbing, electrical power distribution, material handling equipment and fire and life safety systems. This position may also assist the Heavy Duty Engineers for maintenance of all mechanical equipment, and plumbing and electrical systems within the Theatres complex.

HOURS OF EMPLOYMENT

The work week shall be any days adopted by the Theatres for its operations. Except in cases of shift rotations, emergencies, show requirements, or the mutual agreement of the employee and management, the normal working schedule shall consist of one (1) to four (4)eight (8)hour days per week for part-time employees. The “workday” shall be that period from the start of first shift to the end of third shift. Except in cases of emergency, or the mutual agreement of the employee and management, there shall be an eight (8)hour break between shifts. There is no normal working schedule for part-time employees.

Eight (8)continuous hours, starting at the time designated by the Employer, shall constitute a day’s work.

The Theatres shall have the option of employing one part-time Building Engineer to be available for shift coverage, relief, and other general duties as specified in this description. There shall not be more than one part-time Building Engineer employed at any time. The part-time Building Engineer may be assigned to cover shifts for three or more days for the absence of a full-time Building Engineer. Part-time Building Engineer shall be paid in accordance with the applicable rate schedule for Building Engineer. Part-time Building Engineer shall not be entitled to health & welfare coverage, but shall be entitled to Corporation’s required contributions to Union’s Pension plan as specified in Article 14.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, though other duties may be assigned.

·  Operate and control physical plant and all associated mechanical, HVAC, plumbing and electrical systems and subsystems, including fire and life safety systems and manning the emergency telephone in Central Power.

·  Maintain operational and temperature records for all machinery and systems in operation.

·  Make minor adjustments and repairs to all machinery in the Central Power.

·  Make minor repairs to janitorial equipment.

·  Temporary and emergency repairs to plumbing fixtures and systems.

·  Test and maintain proper water treatment levels on all open and closed loop water systems, including steam/condensate, condenser water, chilled water and heating hot water systems.

·  Maintain electric and water meter records.

·  Test and maintain proper battery charge and electrolyte levels on fork lift, scissor lift and floor maintenance equipment.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, plus:

·  Have a minimum of 3 years experience in facilities maintenance and physical plant operations.

·  Must be a certified E.P.A. refrigerant technician, type universal technician as required by 40 CFR Part 82 Subpart F.

EDUCATION and/or EXPERIENCE

·  3 years experience in facilities maintenance and physical plant operations, preferably in the convention and performing arts industry; and/or training or equivalent combination of education and experience.

·  Ability to quickly learn to operate and maintain all systems of a physical plant. Six months experience in this position to become competent and familiar with all systems.

·  Knowledge of federal, state and local laws and codes pertaining to facilities.

·  General understanding of air conditioning and refrigeration theories and practices.

·  General understanding of electric and electrical system theories and practices.

·  General understanding of operation and maintenance of fire and life safety systems.

·  General understanding of plumbing and water distribution and waste water system practices.

·  General understanding of electric, electronic, pneumatic and DDC control systems theories and practices.

·  General understanding of energy management theories and practices.

·  General understanding of convention and performing arts operations including terminology.

·  General understanding of hazardous materials management theories and practices.

·  General understanding of steam generation and heat exchange theories and practices.

·  General understanding of industrial safety theories and practices.

·  Must be computer literate. The generation of incident and work orders as well as regular data entry is required. Knowledge of PCs and Windows operating systems. Knowledge of basic programming is helpful.

For all new employees hired after July 1, 2014, as a condition of employment, those employees are required to secure and maintain current BOMA Certification within 24 months of their hire date. Failure to secure BOMA Certification within 24 months of their hire date and/or failure to maintain current BOMA Certification after that time shall be subject to termination for cause.

LANGUAGE SKILLS

·  Ability to calculate figures and amounts such as discount, interest, commissions, proportions, percentages, area, circumference, and volume.

·  Ability to apply concepts of basic algebra and geometry.

·  Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

·  Ability to deal with problems involving several concrete variables in standardized situations.

·  Ability to work independently.

·  Ability to work under pressure.

CERTIFICATES, LICENSES, REGISTRATIONS

·  DDC systems training.

·  Stationary Engineer and refrigerant certifications (E.P.A. Type Universal as required by 40 CFR Part 82 Subpart F).

·  Fork lift certification helpful.

OTHER SKILLS AND ABILITIES

·  Ability to establish and maintain effective working relationships with subordinates, staff and outside contractors and vendors.

·  Experience in collecting and organizing machinery and equipment operating data.

·  Experience in reading and recording electrical and water meter readings.

·  Ability to work flexible hours including availability to work evenings, holidays and weekends.

·  Must be available for shift work – Central Power is staffed 24/7.
