For us to turn a lead into a successful purchase, we need to be dealing with a highly motivated home seller. Let me say that again because it bears repeating… We only buy homes from highly motivated sellers.

What are motivated sellers? Well, they’re homeowners who need to sell quickly for one of several reasons:

1)They’re having difficulty making their mortgage payments: This is a big reason people many need to sell. While finding these people may not be obvious, some indicators could be delinquent taxes, bankruptcy, and houses in great disrepair. What happens if they continue to not make their payments? The bank forecloses, they lose their home, and they’re thrown into a world of financial trouble. Their best option may be to sell and sell fast.

2)They’ve inherited a home they do not want or cannot afford: Often the best solution for heirs of an estate that contains property is to liquidate the property quickly. This is simply because cash could help them more than suddenly owning an extra house.

3)They’ve recently divorced and want to sell: No one plans on getting a divorce but, unfortunately, situations can change. Often, the house becomes the responsibility of one individual who cannot make the payments by him/herself.

* Finding Motivated Sellers *

You may already know of friends or family members who we could help. Great! Let us know today! But because we all have a limited number of friends and family, we have to do some work to find other leads.

There are different methods of finding these properties that we can turn into win-win situations. The key is MARKETING. There are a lot of highly motivated sellers out there, but they just don’t know whom to call! So simply getting the word out is key. It is easier to let a motivated seller find you than for you to track them down. But for them to find you, you first have to get the word out.

So how do we do that? Here are some ideas:

1)Flyers: These are a fantastic (and inexpensive) way to spread the word. There are some sample fliers at the end of this document. Feel free to print it out as many times as you’d like. Use neon paper (orange, yellow, or green) that draws attention from a distance. Hand it out to neighbors, post it at public bulletin boards, drop it off at laundromats, bus stops, coffee shops, etc.

2)Business Cards: These you can pass out to everyone you meet, leave them at restaurants, put them in your bills that you send off when you pay them, etc. You can print out your own or use a service like The message on the cards should be similar to the message on the flyer. Remember that all it takes is one card to make you $500.00.

3)Bandit Signs: You’ve probably seen them driving down the road. They are the ones that say something like “WE BUY HOUSES” or “STOP FORECLOSURE.” These signs work very well. They cost around $1-$2 each depending on where you buy them and how many you buy. There are a lot of companies that make these signs. Here are a few online sources:

Many online sites require a minimum amount (50 or 100), so you can check with local sign shops if you want less.

The most effective signs are 18” x 24” plastic corrugated and hand written. You want a simple message such as “I’LL BUY YOUR HOUSE TODAY! CASH!!” or “SELL YOUR HOUSE FAST” and a phone number. They should have a white or bright colored background and dark lettering. Make sure the phone number is big enough that people can read it as they drive by. The signs should be placed near intersections, where people have to slow down or stop.

You should also draw a map and keep track of all the locations of your signs. Check with the city/county before putting them out. In most areas, you should put them out Friday evening and take them down Sunday evening.

4)Print Ads: These are ads that you see in the local newspaper. Again, they say something like:

These ads work, but they can get a little pricey.

5)Internet: Websites such as craigslist.org, foresalebyowner.com, and backpage.com have motivated sellers posting their houses all the time! If you find a property that we may be interested in, find out as much information as you can then submit the lead to us.

We really recommend you to look for homes on Craigslist & Backpage. You should be looking for homes that are listed “for sale by owner” (FSBO) or that are listed for rent “by owner”. You will find a lot of homes listed by Realtors and Property Managers on these websites. Remember, we do not normally buy homes from Realtors or Property Managers. All Realtors are required to list their realtor information in all their ads, so you should automatically know which houses are listed with Realtors.

Call the houses that are listed for sale or for rent. Look for motivation in the ads. Call the sellers and ask them the questions we will show you below. We promise you, you will find a lot of good deals on Craigslist & Backpage. (This method should be #1 on this list!)

6)Direct Mail: There are lots of very good mailing lists you can mail to. Some of the best lists are 1) expired listings, 2) out-of-town owners, 3) people who are behind on payments or are in the pre-foreclosure process. You can get a Notice of Default (NOD) list from the county courthouse or from a title company. The problem with NODs is that every other investor is also mailing to them so you have to be really creative(see the next paragraph below if you are serious about making some serious money on NOD lists!). If the homeowner is receiving 100 letters from investors, yours will have to stand out enough for them to not only open it, but also read it and act on it. We can help you get the other lists if you are interested. If you plan to do direct mail we will provide you with tons of well proven sample letters & postcards.

In summary, you can invest as much as you’d like into marketing – from little or nothing (internet, flyers, and business cards) to a significant investment (a major direct mail campaign). Marketing is your only expense, but it is an investment with strong potential for great return.

There are many, many ways to locate motivated sellers. The key is to get creative!

* What to Say to Sellers *

We require that all our team members talk to the potential sellers. Don’t send us a lead from someone you have not talked to. This really is not that difficult, and the reason for this is simple. Anyone can go to a website and send us 100 different homes for sale in the hopes that we find one we like. This program just doesn’t work that way. We want you to call the sellers and ask them some simple questions. They don’t have to answer every question. You conversation can go something like this:

“Hi Ms. Seller. My name is Tim Smith and my client is interested in buying your house. If you don’t mind, would it be okay if I ask you some questions? Great! First, if we could get you the same equity you would get if you listed the home with a Realtor, would you be interested in what we have to offer? Very good. We can certainly help you do that.”

“We are in the business of helping people avoid many of the hassles of listing and selling their home. We help people avoid things like:

  • Listing the house with a Realtor
  • Having a contract with a buyer that fails to close
  • Fixing up your home to make it more marketable
  • Fixing every little detail from a buyer’s home inspection
  • Trying to sell the home “By Owner”
  • Keeping their house clean and having people trample through your home at all times during the day
  • Making payments on an empty house
  • Falling behind on payments
  • Having renters destroy your house

“Now, if it’s okay with you, you won’t have to do any of that if we buy your home. We will buy your house ‘as-is’, for a fair price, and close whenever you want to. Will you be comfortable with that?”

If they have more questions about how all this works, you can direct the potential sellers to our website () or have them call us at 314-555-5555 to listen to a free 24 hour recorded voice mail. You can tell them that you are just wanting to set up an appointment, and that your business partners can give them much more detailed information if they are interested. Make sure you have them give us your name so we know the lead came from you. Or, just send us an e-mail letting us know you may have a lead coming in.

As you probably already know, we are in a very slow housing market right now. We only buy3+ bedroom homes in areas where they will be easy to sell or rent. Therefore, for the time being, we only buy homes on the MO side of St Louis. We do not buy homes in IL. There’s a simple property submission form for you to fill out. The more information you can provide, the better. (Make sure you have the address correct!

Remember that you must talk to the sellers and fax the Seller Information Sheet to us (see the last page) at 636-555-5555.

* Unsuccessful Leads *

For various reasons, we may not move forward on every opportunity you bring us. In these cases, either the seller isn’t truly motivated or we could not agree to terms, so the deal doesn’t work. That’s okay, it happens all the time and there’s nothing we can do about it. The more sellers you bring to us, though, the better your chances of success.

In each case, we will try our best to keep you updated on the leads you submit. We’ll try to provide you with as much information as possible on why the deal did not work.

* Getting Paid! *

Again, we will pay you $500 for each lead that you submit if we decide to move forward in purchasing the property. We process payments on the first of every month, so you do not have to wait a full 30 or 45 days until closing.
