2015 ANNUAL MEETING

DETERMINATION OF A QUORUM: with 51% of the owners there a Quorum was met.
PROOF OF NOTICE OF MEETING: The Proof of Notice was established
CALL TO ORDER: The meeting was called to order at 5:43 in unit 12 @ 3919 Turnagain Blvd
MINUTES FROM THEANNUAL MEETING:
The annual minutes forSeptember29, 2014 were presented for approval. A motion was made to approve the minutes. Motion was seconded. The motion carried.
REPORTS: PRESIDENTS REPORT:
- The issue with the call box has been resolved
- The gutter leak on 3913was resolved other plumbing issues were discussed.
- Unit 10 and 4 have replaced hot water heaters. Joan would like to offer a 10% incentive to replace old hot water heaters.
- Entry doors was repaired.
- The association has been paying to have large items left at dumpster hauled. Joan would like everyone to be more diligent about watching for who is leaving items so they can be billed.
- The Board and owners have noticed a big difference with the new landscaping company, Diamond Greens.
- Flower boxes were discussed
- Putting in a raised garden boxes next spring was discussed as was adopting a garden box.
- Painting the decks and railing was discussed
- Joan would like to allow BBQ grills on decks and requested Management to provide the fire codes
- FINANCIALS: Financial report for July 31,2015 was presented for review
ELECTION: Joan Kluwe, Carl Hess, and Jennifer Bartowlowits were nominated. A motion was made and seconded that they be reelected for the next year. The motion carried.
OFFICER POSITIONS WERE APPOINTED AS FOLLOWS:

Secretary/Treasurer: Jennifer Bartowlowits
MEMBER DISCUSSION:
Home Owners discussed Adopt a garden box, incorporating a community garden area raised beds and a picnic table for next spring.
Home owner Kimberly Quimby brought up the drug use and vagrants on the property. Kim also suggested the low hanging tree branches be trimmed because of the drug use going on while hiding in the trees.
It was suggested that Curtis Huff will install private property signs and trim back some tree branches for security purposes.
The Girl Scout office will be contacted about the tall grass in back.
Virginia brought up the issue of the front and back doors are being left propped open and that they do not close all the way. It was then suggested automatic closers be put on the doors.
DECKS;
The issue of dry rot on the decks and replacing or repairing them was discussed.
Management will get 3 proposals for the replacement of the decks.
This topic will be discussed at a later time after the Board has more information.
