Paradise Bay

Property Owners Association

POA North Park Drainage Project

Scope of Project

The scope of this project is to create a drainage ditch in the North Park of the Paradise Bay Property Owners Association. The project will include:

·  Creation of an approximately 200‘ ditch beginning with the City of Tool drainage ditch on the west side of the park on Bora Bora street which will connect to an existing ditch on the east side of the park.

·  The existing ditch is to be cleaned and graded to accommodate the increased water flow from the new ditch.

·  Both ditches must have a grade with enough fall to create an even flow from the street level to the lake.

·  Both ditches must be created in a manner so as to not leave an overflow or standing water in the park or on neighboring properties.

·  All ditches are to be dressed with a nice finished grade.

·  A pipe is to be installed in the new 200’ ditch at approximately half (1/2) way. This roadway pipe should be corrugated tin-horn or equivalent, have a 16 inch diameter or equivalent flow capability, must be a minimum of ten (10) feet in length, and covered in a manner that will allow vehicle and lawn equipment traffic.

·  Dirt for the covering the pipe will be taken from existing material in the park.

·  Dirt removed from the ditch excavation will be spread in areas designated in the park by a POA officer including around the pavilion. The area around the pavilion is to be dressed and graded away from the existing concrete pad.

Work will be completed within 1 - 5 days after the designated start date of the project pending inclement weather conditions that would prevent safe use of equipment.
