Rental Application Process

Dear Prospective Resident(s),

First, we’d like to thank you for inquiring about a BECCO rental property. The following summarizes the minimum requirements that are necessary to qualify for a rental with BECCO. In order to process your application, we must receive and verify from all applicants a government issued photo identification, Social Security Number (SSN) or Individual Tax Identification Number (ITIN) card, a valid Visa issued by the U.S. Government, or a U.S Government guest worker identification card and one additional document verifying the SSN, ITIN, Visa or Guest Worker Number.

• Earnest money for your deposit must be made in the form of cash, personal check, certified check or money order.

• If there is more than one applicant, all applicants must qualify together, as it relates to rental and criminal history. Incomes may be combined to meet our earnings criteria. If you receive child support, you may include it as a source of income as long as it’s paid through the court system. You are not required to disclose child support if you do not wish to have it included for income eligibility considerations.

• Your source of income must be from a verifiable source, for example, a tax return, a W-2, pay stub or copy of pay check, or other similar documents. Work letters may be accepted if they can be properly verified to our satisfaction.

• Applicant must have given proper notice to last landlord; must have a positive past landlord verification, cannot currently be under eviction or under the threat of eviction and must have prompt payment history that is verifiable.

• If prior residential history is from a home with a mortgage, mortgage history will be considered in lieu of landlord history.

• All applicants must be at least 18 years of age.

• All pets must meet certain requirements to be approved by BECCO Management.
