Timberland Real Estate, acting as agent for the seller, offers for sale by sealed bid the following tract of land and timberowned by Chad TurnerInc., an Arkansas Corporation,and located in Columbia County, Arkansas.

12.95 acres in SW¼ NE¼, 5.37 acres in SE¼ NE¼, 5.78 acres in SE¼ NW¼ and S½ of Section 27; Also N½ NE¼ and N½ NW¼ Section 34, all in Township 18 South, Range 21 West, Columbia County, Arkansas. Less and except 34.74acres as shown on attached map,being469.36acres, more or less.

Survey plats of the excepted acreage are available on request.

Located on County Road 5, this tract has over ¾ mile of paved frontage along both sides of the road. This property offers good hunting opportunities in addition to its timberland investment potential. You will find excellent stands of well managed Pine timber over much of the land. There are over 200 acres of beautiful 26 year old pine plantation that has been professionally managed for many years. There is also Hardwood timber in the Horsehead Creek Bottoms. The tract has miles of trails for riding and easy woods road access to most parts of the property. It is located just 7miles south of the Magnolia city limits.

Amy silt loam, Bowie fine sandy loam and Ruston fine sandy loam soils comprise the majority of the pine land. These soils have a reported average site index for Loblolly Pine of about 85 feet (Base age 50), as per the NRCS Web Soil Survey. These soils offer good wet weather logging capability and are excellent soils for long term pine timber production.

Terms and Conditions of Sale:

Timberland Real Estate represents the seller in this transaction.

1. Sealed bids should be submitted on the attached offer form, and either mailed, faxed, e-mailed or hand delivered to the offices of Timberland Real Estate before 10:00 A. M. on May 30, 2013, at which time they will be publicly opened. The office address of Timberland Real Estate is 1705 North Vine, Magnolia, AR. Our mailing address is P. O. No verbal telephone bids will be accepted. All bidders are welcome to attend the bid opening. If mailing or hand delivering please indicate on the outside of your envelope that this is for the “Turner Land Sale”.

2. The seller reserves the right to reject any or all bids. The seller requests first right of refusal if the property is to be leased for hunting.
3. Offers must remain valid for a minimum of five business days. Upon acceptance of an offer a “Contract of Sale” will be executed between Buyer and Seller, with Buyer depositing 10% of the purchase price as earnest money. Total consideration will be in the form of Cash or Cashiers Check and will be due at closing. Closing is expected to be within 30 days of accepted offer.
4. Acreage is believed to be correct, but is not guaranteed. Offers submitted must be on a lump sum basis. Per acre offers will not be accepted.
5. No mineral rights will be conveyed.
6. No survey will be provided by the seller. Attached maps are thought to be accurate but are not survey plats.
7. A Warranty Deed will be prepared by the seller. The Deed will be subject to all mineral conveyances, reservations and exceptions, and to any valid rights-of-way, easements, leaseholds, and to any protective covenants or restrictions, which may have been recorded.
8. No environmental inspection or representation has been made, or will be made by Seller.
9. Seller will provide an ownerstitle insurance policy, pay property taxes up to the date of sale, deed preparation and one-half of the required revenue stamps.
10. Buyer will pay recording fees and one-half of the revenue stamps. If Buyer is required to purchase a lender’s title policy, this policy will be at Buyer’s expense.
11. Buyer and seller will each pay one-half of the fees charged by the Title Company for closing services.
12. All persons entering upon subject property, for any reason, assume all risks and liabilities and agree to indemnify, defend and hold harmless seller, its agents and employees, from and against any and all claims, demands, causes of action and damages resulting from such entry.
13. Deer stands, game feeders, cameras, etc. do not convey unless specifically noted otherwise.
