This is the 37th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

BEAR HOLLOW PARK PROJECT
We have applied for and received all necessary permits for the Bear Hollow Park project to build a mini soccer field and a golf putting green. Construction activity has begun, grading and site cleanup is completed and the irrigation lines are in place. Topsoil for final grading and sod for the soccer field are on order and will be completed shortly. Once the soccer field is completed we will start work on the artificial surface golf putting green and the sand wedge area.
ASSOCIATION FINANCES
The Association remains in excellent financial condition. We have the following funds on deposit with Chase Bank (as of 4/28/15)…
Reserve Funds $ 275,161.63
Emergency Funds $ 50,198.60
Checking Account $ 56,119.73
TOTAL $ 381,479.96
COMCAST CABLE UPDATE
Comcast cable has advised Howie they plan to install fiber optics in the remaining areas of the community during the last week of May 2015. We will continue to monitor this project and advise Owners when the new service is available from Comcast.
SUMMIT WATER COMPANY RATE INCREASE
Summit Water Company is proposing a 20% rate increase on all customers.
The HOA will absorb this cost for all water used to irrigate our common areas. The quarterly irrigation water assessment added to townhouse and condominium owners dues (since the assessment is only to townhouse and condo owners in fairness we must pass this added cost on accordingly – single family home owners pay for their property irrigation water use directly to Summit Water – townhouse and condo owners irrigation water usage is billed to the HOA) will need to be adjusted when the final rate increase is implemented by Summit Water.
PARK CITY SCHOOL DISTRICT UPDATE
The 5 acre parcel of land adjacent to Bear Hollow Village, located between Rt 224, Bobsled Blvd, Bear Cub Drive and the Mail Kiosk is the property of the Park City School District. They are currently implementing a grade restructuring and there is a need for them to build a new grammar school. The 5 acre land parcel near our community is one of two site options they are considering for the new school. Recently, surveyors were on the land doing a preliminary assessment to determine where the school building would actually be located on the site. Surveyor stakes/flags were placed on site. There is no decision by the District as to which site they will choose to build the new school at this time. The Trustees are monitoring the project and will report news when a decision is made.
IRRIGATION SYSTEM TURN ON
It is that time of the year when we need to turn on the irrigation system.
All single family homeowners and townhouse / condo unit owners with a master control valve inside their unit have received a Notice from the HOA reminding them to turn on the irrigation water valve. If you have not yet turned on your valve, now is a good time to do that !
CONCRETE WORK – REPAIRS
Several Owners have inquired about scheduling a concrete contractor to do miscellaneous repair projects on Owners driveways or other private property areas. From experience, we know it is hard to get a concrete contractor to come out for a small scale job. If we bundle several small jobs together we have a much better chance to get the work done, and benefit from a better price. Owners interested in having concrete repair or other work scheduled should contact Howie. All Owners will be billed separately and directly by the contractor for any work they authorize to have done.
CLUBHOUSE
The following items are reported to you regarding the Clubhouse….
· The Pool is scheduled to open for the season on Saturday May 23, the pool is heated.
· Greg recommends we install automatic door closing devices on all entry doors and gates in the Clubhouse; approved by the Trustees.
· The rock columns need repair work, Greg is looking into options for repairs, including replacing the bottom 3 layers of brick with cedar wood as an option.
· The fence around the pool area needs some modifications to help deter persons from jumping over the fence after hours to enter the pool area.
· We will implement “Adults only” swim time at the pool from 10AM to 12 noon daily. Violators will have Clubhouse access cards suspended. We will post signs at all entries and monitor sporadically how this goes. Owners will need to assist with enforcement.
· The Trustees discussed limiting Owner exclusive rentals of the Club Room on holidays and other significant dates; rentals will be limited to 4 hours and Super Bowl Sunday will be blocked out for rental.
· Enforcement of the Clubhouse only parking rule outside the Clubhouse on Lillehammer Lane is being given added attention and things are improving.
UNSIGHTLINESS
All Owners are required by the community rules and the CCR’s to maintain their private property to acceptable and reasonable appearance standards. All homes require regular maintenance, especially the exterior wood deck and stairway areas. All Owners should inspect their properties and schedule needed maintenance and repairs as soon as possible. The HOA clearly prefers Owners cooperation with maintenance issues as opposed to violation Notices and fines. Thanks in advance for your cooperative efforts.
RIDGE CONDO BUILDING / OTHER CONSTRUCTION –UPDATE
Construction of the Ridge Condominium building on Luge Lane is now completed – only landscaping needs to be done. The building contains 26 condo units. At this time, 5 units have been sold and closed title, many other units are in the sale/closing process.
Hamlet Homes is also building 2 single family homes across from the Ridge building on Luge Lane. One home is completed, sold and transferred to the new owner. The second home is almost finished with construction also.
Construction of a single family home on Estate Lot F off Bobsled Blvd. is also scheduled to begin shortly.
When the above projects are completed, Bear Hollow Village will be fully built out.
MICE & VOLES PROBLEM
Our efforts to control the Mice and Voles population are having some success, but the problem is far from resolved. Owners are asked to take appropriate pest control measures.
UPPER LUGE LANE ROAD REPAIRS
The Upper Luge Lane roadway has been damaged from Ridge Condo construction activity on site. The Trustees are in discussions with Smooth Stone Homes, the builder, to schedule repairs as needed. The stone retaining wall on the north side of the road also needs to be extended and heightened by about 1 foot to act as a railing / safety barrier. In addition, the Trustees are in discussions with Hamlet Homes to widen the lower portion of the roadway by about 5 feet and then have all areas worked on seal coated to enhance appearance and durability. Smooth Stone Homes / Hamlet Homes / the HOA will share costs on the project as deemed appropriate.
COMMUNITY REMINDERS
· Put your address on your trash and recycle containers to help getting them back to your property.
· Place trash only in the trash container, no loose trash alongside the container – bears and other animals are in the area looking for a meal.
· Place trash and recycle containers curbside Monday evening or early Tuesday for pickup – not before !
