Experience:

Construction Administrator (Architect)/Project Manager – Responsibilities: Review construction for compliance with contract documents. Review project coordination of all subcontractors. Review construction schedule and progress. Authorize payment requisitions and change proposals. Attend Client meetings and chair job-site meetings. Coordinate compliance with regulatory agencies and applicable codes. Write all correspondence including Request for Proposals, Supplemental Instructions, Construction Change Directives, Change Orders, and produce Clarification Sketches. Review Requests for Information. Supervise submittal and shop drawing review process.

·  Convened a Project’s Pre-Construction Conference, wherein a Project’s day-to-day protocol would be established amongst the Awarding Authority, the School or Health Care Facility Administration, the General Contractor (GC) or Construction Manager (CM), the Architect, the Engineers, the Clerk of Works, the Testing Agencies, and the involved Inspection Services Departments.

·  Administered a Project’s Construction Phase from the Awarding Authority’s “Notice to Proceed” until the completion of the Punch List, Project Closeout Documents, and the Final Payment to the GC/CM Affidavits were issued.

·  Chaired the Weekly Project Progress Meeting with the GC/CM, the Awarding Authority and the Clerk of Works, and authored the Weekly Meeting Minutes.

·  Analyzed the GC/CM’s Proposed Monthly CPM Construction Schedule, and proposed adjustments.

·  Reviewed and Approved-as-Noted the GC/CM’s Proposed Project Schedule of Values.

·  Reviewed the GC/CM’s Monthly Project Progress with the Clerk of Works, and determined payment due.

·  Reviewed and determined the responses to the GC/CM’s Project Request for Information (RFI).

·  Determined via timeline analysis with the Clerk of Works, which pending Project work-scope changes would be Request for Proposal (RFP) or Construction Change Directive (CCD).

·  Initiated all required Project Request for Proposal (RFP) for quotation by the GC/CM.

·  Generated all required Construction Change Directive (CCD) for the GC/CM’s immediate provision.

·  Reviewed, validated, and cost-checked all GC/CM submitted Change Order Request (COR).

·  Authored all required Project Letters/E-Mails to the GC/CM, and the Awarding Authority.

·  Authored Architectural Field Observation Reports to the GC/CM, Clerk of Works, and the Awarding Authority.

·  Reviewed all Submittal Packages, and As-Built Drawings from the GC/CM.

·  Generated the Certificate of Substantial Completion with attached Monetized Punch List to the GC/CM.

·  Generated and updated the Closeout Document Log and turned over all items to the Director of Facilities.

·  Represented the Firm at Monthly Meetings with the School or Healthcare Facility Building Committee.

·  Rendered Architectural Supplemental Instructions (ASI) and issued them to the GC/CM.
