PUBLIC NOTICE

FIRST SUPPLEMENTARY VALUATION ROLL TO THE 2007 GENERAL VALUATION FOR THE 2009/2010 FINANCIAL YEAR

Notice is hereby given in terms of section 49(1) (a) (i) read together with section 78(2) of the Local Government: Municipal Property Rates Act,2004(Act No.6 of 2004), hereinafter referred to as the “Act” that the supplementary valuation for the financial year 2009/2010 is open for public inspection at the municipality as from 21 May to 24 June 2009. The forms for the lodging of objections are also obtainable at the Municipality. In addition the valuation roll is available on the council website as from the 21 May 2009, the address of which is provided below

Properties are placed on the supplementary valuation roll in terms of section 78 of the Local Government: Municipal Property Rates Act (Act No.6 of 2004) if the property: a) was incorrectly omitted from the Valuation Roll; b) has been included in the municipality after the last general valuation; c) has been subdivided or consolidated after the last general valuation; d) has undergone a substantial increase or decrease in market value since the last general valuation; e) was substantially incorrectly valued in the last general valuation; f) must be valued for any other exceptional reason.

In terms of Section 49(1)(a)(ii) of the Act, any property owner or other person who so desires should lodge an objection with the municipal manager in respect of the matter reflected in, or omitted from, the supplementary valuation roll within the above mentioned period. Approximately 500 properties were valued in the first supplementary valuation roll (SV1) and objections may be lodged in respect of these properties only. The owners of these properties will be notified of their SV1 valuations in writing at the postal address currently held in the Municipality’s database.

Attention is specifically drawn to the fact that in terms of section 50(2) of the Act an objection must be in relation to a specific individual property and not against the supplementary valuation roll as a whole. Please note that an objection form must be completed per property.
