COMMUNITY HOUSE AND NEARBY GROUNDS USE AGREEMENT

-CEDARHURST-ON-THE-BAY IS A RESIDENTIAL COMMUNITY.

-THE COMMUNITY HOUSE IS FOR THE ENJOYMENT OF ASSOCIATION MEMBERS FOR COMMUNITY EVENTS.

-IT MAY BE RENTED FOR PRIVATE PARTIES BY ASSOCIATION MEMBERS ONLY. UNDER NO CIRUMSTANCES WILL THE COMMUNITY HOUSE BE SUBLET.

- DISRESPECTFUL TREATMENT OF RESIDENTS OR THEIR PROPERTY WILL NOT BE TOLERATED. THIS INCLUDES LOUD MUSIC, LOUD OR SPEEDING VEHICLES, AND UNRULY GUESTS. INCIDENTS WILL BE REPORTED TO THE POLICE, AND THE ASSOCIATION MEMBER MAY BE BARRED FROM FURTHER USE OF COMMUNITY PROPERTY.

This agreement is made between Cedarhurst Citizen’s Association and Association member for private use of the community house.This agreement will be strictly enforced. Failure to adhere to this agreement may result in loss of deposit and denial of future use. The house manager or designee may enter premises at any time without notice.

  1. As a member of the association, I agree to follow these regulations and assume the responsibility for the community house and grounds during my private function. I will be present for the duration of the function and will not sublet the premises.
  1. Prior approval must be granted for the use of any portion of the community grounds, including erecting tents or holding any portion of a function on the grounds.
  1. I will be mindful of neighbors in regard to noise levels, parking, and other considerations. Music must remain indoors with windows closed, except for wedding processional and recessionalafter prior permission is granted.
  1. I understand that the house is rented on a first/come-first/served basis. I will submit this lease agreement and the entire rental fee at the time of booking. Checks will be submitted only by theassociation member and if security/administrative refund is due, it will be mailed the month following rental to the association member at the address above.
  1. I will submit the entire fee at the time of booking - $125.00per day rental fee andthe refundable$125.00 security/administrative deposit. The deposit will not be refundable if I cancel my booking, but will be refunded if the house and grounds are in satisfactory condition after my function.
  1. I will respect the allowable indoor seating capacity of the community house and keep my guest to 125 or less.
  1. Using the check list provided with the key, I will clean the premises after use including the floors, kitchen appliances, bathrooms, sinks, tables, chairs, and grounds surrounding the community house as well as remove all trash from premises. Trash must be taken away, not put near the road for pick-up. FAILURE TO DO SO DENIES DEPOSIT RETURN.
  1. I will guarantee one chaperone per every fifteen minors and prohibit underage alcohol consumption. I will prohibit the use of unlawful drugs.
  1. I will use and operate all electrical, plumbing, and appliances properly. No impairment, alteration or removal of any part of the structure, facilities or grounds will be permitted. In the event repairs are required as a result of misuse during my function, I will pay the cost immediately upon presentation of the bill.
  1. I will assure cars are not parked on the grass, the roadway or along the bulkhead.
  1. Rental hours begin at 7 AM and conclude at midnight. I will return the house key and the signed check off list upon completion of my rental or will be charged $5 per day for every day past my rental date. This money will be deducted from my security deposit.
  1. I will assume liability, via my Homeowner’s Insurance, for any damage to the community property, or injury to my guests or myself. (Please print following information)
