Escondido Mailbox Policy
Approved- March 5th, 2003, Revised June 10th, 2003,revised August 12, 2003
Acknowledging the need for guidelines as well as the Boards authority to establish such rules and regulations on Community appearance, the Escondido Board of Directors hereby establishes the following mandatory policies on Mailboxes for the community:
The rules will immediately affect all mailboxes determined by the board to be in disrepair and need of replacement.
1)All mailboxes installed from this date will be selected from list of pictures/types shown on the following pages of this document. No alternative selections will be allowed.
2)The placement of house numbers on mailboxes is not mandated as long as numbers are on house. Numbers placed on house must also be of a rust proof metal. No plastic numbers, letters or stickers allowed.
3)All mailboxes and posts to be white.
4)Owners of existing mailboxes deemed to be close but not identical to required standards may petition board for a ruling on whether their boxes may meet a variance exception. No box should be deemed acceptable just because of a purchase cost and such box will not be deemed conforming unless a certificate of approval or variance is gained from the board. Any certificate issued by a board will be honored by future Boards.
5)Identification of members of the household may be placed on the inside of the mailbox door but no names are allowed on the outside of the boxes.
6)All mailboxes currently in good condition will be allowed to remain until such time as the box becomes in disrepair.
7)Use of “newspaper” boxes is allowed but box must match color and style of mailbox and be attached to same post. Additional posts are not allowed. Use of commercial newspaper boxes either connected or on separate posts is not allowed. Writing or symbols of any kind is not permitted on the newspaper box.
8)Please remember that all changes to mailboxes must have an architectural approval from the board. The form can be received from Benchmark Property Management.
9)The association or its board members or management company makes no assumptions or guarantees on the quality, warranty of any authorized mailbox and any contractors or supplier names are provided solely for the convenience of the members. No responsibility shall be borne by the association, or its management company for any actions of suggested suppliers, or listed installation contractors. Specifications of the choice of the boxes offered must be met. Suppliers and contractors are offered for you choice and not mandatory.
Upon motions duly made and unanimously accepted, this resolution is hereby passed this 5th day of March 2003 and revised this 10th day of June 200 and revised again on August 12,2003.

You may obtain this mailbox from your local Home Depot for approximately $86.00.
Numbers used for house identification will be 4” in height and be either solid black Aluminum or a gold Solid brass. Stickers are not permitted. Four inch numbers should be placed down side of post as shown above and if placed on one side should be the side of the post where the post office truck will drive up to for their delivery.
There is no option for the post cap package which is Wellington Mail Post/Cap #PP600W00.
There are some options available for the mailbox that would be attached to the post. The first option is with white aluminum mailbox #ALMIOWOO as shown above. Other choices that are of a little better quality and higher price include T-2 Solar Group # ALM15WOO at a current price of $19.98 or T-2 Solar Group Arlington Style number AR15W00 for $67.98.The last two boxes will over hang the base a little and the first choice will be a little shorter as shown above. You will also need one 36” 4x4 treated wood post, two 36” 2x4 boards and screws. Numbers for the post are purchased separately as well as the mailbox itself. The Post and cap comes as a set.
