2. When submitting your request for eviction services, be sure to include:


1)A Completed Eviction Action Form

2)A Copy of the Written Lease Agreement

3)A Breakdown of the Rent Owed

4)A Copy of the Notice


3. Upon Receipt of Your Request, Dana & Pariser will file the Eviction within 24 hours.

Exception….. Friday requests are filed the next Monday.

Dana & Pariser will contact you by e-mail or telephone to confirm that the eviction has been filed. If you have not received confirmation within 24 hours, contact us at or 614-384-2021.

  1. Dana & Pariser waits for a Court Date.


It takes approximately 2 weeks from the day of filing.

* You should put the Court date in your calendar!

* You must contact Dana & Pariser if the tenant(s) pays or moves!

The Court Magistrates want affidavits notarized in a timely manner in accordance with the hearing. We will ask you to submit an affidavit 2-3 days prior to the Court date.



5. Dana & Pariser Appears in Court

* You may need to appear in Court!

(DelawareCounty does not accept affidavits. A live witness is required.)

* If good service is received and the eviction is uncontested, judgment is granted.

* If there is bad service, Dana & Pariser makes a follow-up call to you and service

begins again.

6. Upon Receipt of Judgment, Dana & Pariser contacts you.


Dana & Pariser will inquire as to the need for a tagging and/or set-out. If a tagging and/or set-out is requested, Dana & Pariser will file with the Court.


If a set-out is necessary, you need to contact the bailiff and schedule the set-out. Do not do anything until the bailiff meets you at the appointed time. Be sure to follow the bailiff’s instructions. If you have specific questions about preparing for the set out, please contact the bailiff directly. Franklin County 614-645-7780 between 8:00 AM and 10 AM.

7. Cancellation Policy

The following charges apply if an eviction is submitted, prepared and then cancelled

Eviction is cancelled prior to filing with the Court$25.00 Administrative Charge



8. Preparing the Collection Claim

Dana & Pariser may file for a first and second cause of action during the eviction process. The first cause is to remove the tenant(s) from the property. The second cause is for money damages.

Once you have taken possession of the property and you have determined the total amount due including extraordinary damages and/or refurbishing cost, you can complete the collection claim. If there are funds due, you must submit a collection claim. Failure to submit a collection claim will result in no further action being taken on the second cause. No collection services will begin until you have provided the final amount due.

Dana & Pariser does not charge you when you call with questions. It is better to ask the question so you can proceed correctly. We want to emphasize, that if an eviction action is for other than non-payment of rent, please contact this office for a review of the same. Our normal business hours are 8:00 AM to 5:00 PM Monday through Friday.
