THE EXISTING TERM of this lease shall be as afore mentioned. The Lessee shall have access to the leased premises (Cave City Convention Center) for this period of time for the purpose of preparing the premises for the event, to host the event, and following the event removing all equipment, decoration, material and supplies. Lessee is responsible to adhere to closing time set in agreement.
LESSEE ACKNOWLEDGES there shall be no improvements, alteration or structural changes on the Leased Premises: no nails, tacks or screws in the walls or woodwork. Lessee agrees to maintain the Leased Premises in an orderly condition during the Lease Term and shall, at the conclusion of the Lease Term, surrender and deliver the Leased Premises in as good an order and repair as when first received. Should Lessee fail to comply with the provision of this paragraph, Lessee shall forfeit to Lessor the $200 Security Deposit, paid by Lessee, for cleanup and repair of the Leased Premises. Damages to facility that extend beyond the $200 Security Deposit will be billed to the Lessee.
LESSEE SHALL NOT, nor shall Lessee permit anyone, to violate any law, statute or ordinance on the Leased Premises during the Lease Term or during its access to the Leased Premises as set forth above.
LESSEE SHALL DEFEND, indemnify and hold Lessor harmless from and against any claim, loss, expense or damage to any person or property in or upon the Leased Premises arising out of Lessee’s use or occupancy of said premises, or any acts or negligence of Lessee of Lessee’s servants, employees, agents or invitees.
LESSOR SHALL NOT be liable for any loss of personal property by fire, theft, breakage, burglary or otherwise, nor for any accidental damage to persons or property on or about the Leased Premises resulting from electrical failure, water, rain, windstorm, etc., or by any other cause whatsoever. Lessee hereby agrees to make no claim for damages or loss against Lessor but to purchase needed insurance or to provide self- insurance in adequate amounts to offset any risks.
THIS LEASE CONSTITUTES the entire agreement between Lessor and Lessee and superseded any and all previous negotiations and communications, oral or written between the parties. There are no representations or warranties, expressed or implied, between the Lessor and Lessee with respect to the subject matter of this Lease. This lease can only be amended by written agreement signed by both Lessor and Lessee.
Please note that we are limited to 40 vendors and that all booths are reserved on a first come, first serve basis.
