Case #13-2
To consider the request by CRICOAKBROOK 2 LLC as owner, and Commonwealth Edison, as tenant to allow for the following amendments to PUD Ordinance 99-06, for 2 and 3 Lincoln Centre, zoned B-4, located within the Lincoln Centre Project:
1. An exception to allow for a reduction in the required front yard setback from 25 feet to 6 feet, in accordance with the Plans, solely to permit the installation of a generator along Butterfield Road, along with screen walls and landscaping as shown on the Plans.
2. An exception to Section 156.035(C)(4)(b), which limits the maximum size of an accessory generator to 120 square feet, in order to permit a generator of 370 square feet.
3. An exception to allow a variation from the requirement for a six foot (6 Ft) landscape buffer surrounding the enclosure of the proposed generator because of a requirement to provide a paved access at the north elevation of the proposed generator, and to allow an approximately 12’8’’ chain link fence instead of solid fencing on the north and west side of the generator to match the height of the proposed masonry wall to be constructed on the south and east elevations of the generator.
4. An amendment to the site and landscape plans, as approved by Ordinance 99-06, in order to eliminate a portion of the landscape buffer along the north and south sides of the parking garage, to permit the installation of two pedestrian walkways (one of which is existing as approved by the City), as noted on the Plans.
