Open Meeting
Rob Reiner, Yardley Court, mentioned how he was worried about what was going to go in where the bank is currently located. Rob talked to Scott Harrington, local representative and was told it could not be something like a car lot, probably something like a Starbucks
3503 – Water heater going out (2 times) – pilot light goes out – next door water coming out of vent – was told that Stemler was not finished yet, would be back in the spring
Closed Session
November Minutes – Denver McFadden motioned that the November minutes be approved, Olga Itkin seconded the motion and the minutes were passed without comment
Financial Report – Report not ready
Tennis court taping still needs to be completed
Garage lights have all been replaced
LED lights for the main entrances to each building were discussed – Denver McFadden motioned for the change over to the LED lights, Olga Itkin seconded the motion and the motion was approved – Dan is also looking for lower wattage LED lights for the hallways to the garages
Dyer vents – a lot are not connected, blowing into the attic – estimate of $9,000 in repairs (local price) ($33 per vent) - Dan Rapp went on Amazon and found the same part for $19.01 (10 or more for $15.51) – German Dillon motioned to let Dan Rapp make the purchase from Amazon, Denver McFadden seconded the motion and the motion was passed
8411 Ambrosse – extreme grass (marijuana) and cigarette smell – Devon Mitchell said this is coming into his unit – Olga also mentioned the smell – board decided to put a notice on the bulletin boards that wall plate insulators will help
Spring/Summer flowers at entrances – Denver McFadden to get together with Mark from Greenscapes to discuss options
Buildings need painting – facia boards and all trim board on each building need painting as it gets warmer – Dan Rapp to get bids on railings, facia and trim work
Dumpster corral gates – need adjustments, not closing and latching correctly – Dan Rapp will look into this
Larger dumpster coming in tomorrow – we were overbilled but it is being looked into and taken care of
Work out room throwing breakers – problem fixed but need sign saying don’t stand on tread while starting up
Three building need windows but window maker no longer in business – Cunningham coming out next meeting with new window which may be less expensive – Bradford Unroe wants Dan Rapp to get a bid from Alside (local dealer is Mengel).
Sign needs to be put on the mail slot at the clubhouse – No Cash Kept Here – someone tried to break into the box – putting a camera up in the main room of the clubhouse

Picked up new Christmas tree form Home Depot and put in Clubhouse

Painted bathroom ceiling at 8406 Ambrosse #104 where Paul repaired ceiling from leak
Picked up new 1X10 cedar boards from K&I Lumber – replaced boards around deck – painted new railing boards and 1X10 cedar boards at 8500 Ambrosse #205
Primed bedroom ceiling and patched nail pops at 8500 Ambrosse #205 – Repainted ceiling and sanded and painted patch spots on walls
Sanded, primed and painted bedroom wall at 8504 Ambrosse #207, also caulked and painted new railing boards on deck
Laid tile floor in garage hallway at 8411 Ambrosse and installed ¼ round
Adjusted closers on entry doors at 8417 Ambrosse and 3505 Lennox View so they would latch
Replaced light bulbs in hallway light fixtures at 3501 Lennox View
Sanded and put texture finish on bathroom ceiling at 8504 Ambrosse #101
Checked leak in bathroom ceiling at 8406 Ambrosse unit #102. Cut out wet ceiling. Ran shower in unit #206. Shower drain clogged – called Ready Sewer

Finished up repairs in garage hallway at 8411 Ambrosse – repaired, retextured and repainted ceiling – repaired and painted baseboards and ¼ round
Replaced light bulbs in hallway light fixtures and replaced broken globe in garage hallway light fixture at 8410 Ambrosse
Took apart and cleaned out dryer vent and vent pipe of roof, in attic and in utility room at 3503 Lennox View
Replaced light bulbs in hallway light fixtures and replaced broken globe in garage hallway light fixture at 8500 Ambrosse
Replaced light bulbs in hallway light fixtures at 8510 Ambrosse
Removed old electrical outlet in exercise room in clubhouse that resident keep plugging treadmill into causing breaker to trip and kill power to all other outlets – instilled blank cover over junction box
Primed garage hallway ceiling with Kilz Primer to cover stain from old leak on 2nd floor at 8415 Ambrosse
Primed first floor hallway ceiling at 8402 Ambrosse with Kilz Primer to cover old stain from leak in #207, also primed hallway ceiling in unit #103 to cover stain from same leak
Picked up new ice melt buckets from Home Depot – replaced ice melt bucket that were busted – finished filling and setting out ice melt buckets
Replaced light bulbs in hallway light fixtures at 3901 Yardley
Adjusted closer on entry doors at 8408 and 8510 Ambrosse so they would close and latch
Raised up dumpster in front of 8408 Ambrosse and pulled out rug that dumpster was setting on – put rug in dumpster
Replaced light bulbs in hallway light fixtures at 3903 and 3905 Yardley. Picked up more light bulbs from Home Depot
Replaced missing screws on latch bolt plate on edge of entry doors at 8417 and 8506 Ambrosse and adjusted door closers so doors will close and latch
Cleaned out dryer vent cap on roof at 8408 Ambrosse unit #309, also checked dryer vent caps for 310, 311 and 312 while I was on the roof
Installed new tree topper on Christmas tree in clubhouse
Patched and painted first floor hallway wall that was marked up at 8402 Ambrosse
Checked bathroom at 8508 Ambrosse #102 for leaks that would cause wall time to come loose. No leaks in wall. Shower door doesn’t close all the way letting water splash out (owner’s problem)
Replacing light bulbs in outside light fixture at 3901 Yardley garage #155
Replacing light bulbs in hallway light fixtures at 3911 Yardley
Checking and cleaning out dryer vent caps throughout complex
Covered photo cell at 8500 Ambrosse and replaced light bulbs in outside light fixtures

Cutting out and replacing damaged soffit and facie boards on front gable and overhang at 8500 Ambrosse, painted new boards

Repaired busted front door on clubhouse and replaced damaged hasp on suggestion box
Removed piles of garbage that was around outside of dumpster at 8408 Ambrosse and put it in other dumpsters
Removed refrigerator at that someone put in dumpster and hauled off
Checked and refilled all ice melt buckets
Took down Christmas decorations inside clubhouse and put them in maintenance garage
Reset breaker for exercise room in clubhouse
Moved garbage piled around dumpster at 8408 Ambrosse again and put garbage in other dumpsters
Replacing light bulbs in front porch light fixture at 8504 Ambrosse
Replacing light bulbs in hallway light fixtures at 8508 Ambrosse
Replaced light bulb in outside garage light fixture on garage #77 at 8411 Ambrosse
Put note next to intercom panel at 8415 Ambrosse for postman to make sure he locks access door to door buzzer back after he enters building – it was left open over the weekend
Reinstalled 1X4 trim board on front of 3901 Yardley that was falling off building
Replaced outside garage light fixtures for garages #159 through #164 Yardley; #165 through #170 Yardley; #186 through #188 Ambrosse; #183 through#185 Ambrosse that Paul and Mike missed
