Chairman Caldwell called the meeting to order at 6:28pm.

Motion:Move to approve the minutes as submitted.

Vote: Motion carried. All yea.

Resolution: Agenda approvedas submitted.

Motion: Move to approve minutes as submitted.

Vote: Motion carried. All yea.

Resolution: Minutes of November 7, 2017 approved without modification.

5. New Business

a. 10825 Hondo Ave.—Addition to home

Motion:Move to approve as submitted with the condition that a site plan with setbacks is provided as soon as possible prior to building permit.

Vote: Motion carried. All yea.

Resolution: Plans stamped.

b. 10825 Hondo Ave.—Landscaping

No action or permit needed.

c. 6825 Howard St.—Ware Residence—Mike Edwards (13.00) Stone veneer 31 ft high

Motion: Move to approve project as submitted.

Vote: Motion carried. All yea.

Resolution: Project approved.

d. 11050 Belvidere—Douglas Residence—Adding Master Suite--Mike Edwards

No action taken.Mr. Edwards confirmed that he will bring construction plans to the PC to be stamped prior to taking them to Regional Building.

e. 6840 Howard St.—Variance Request—Eric Caldwell

M/S Bratton/Blasi

Motion: Move that we entertain a request for a variance on the petitioner and that we allow the clerk to set a date for the public hearing on this issue and invite the neighbors.

Vote: Motion carried. Vote 3:0 Caldwell recused himself

Resolution:Public hearing for December 12, 2017 to be posted by clerk and letters mailed to neighbors.

f. 10380 El Paso Ave.—Stucco--color—Remodel Flip—Greg Zindorf

M/SCaldwell/Williamson

Motion:Move to approve as submitted based on the condition that a business license is applied for and paid for.

Vote:Motion carried. All yea.

Resolution: Permit conditional on the purchase of a Business License

g. Code Compliance—Project Inspections

Planning Commission is not the body to enforce code.

Town Manager or Marshal is responsible for Code Enforcement.

Code does not specify what recourse the Marshall has to stop or change construction that has not been approved.

Deputy Clerk to check with Town Attorney about policy for Planning Commission site visits.

Bratton presented projected 2017-2027 Capital Improvements Program (CIP) with information from GMF 2018 October 15 Draft Budget and Fishing is Fun funding.

No applications received for Planning Commission vacancy.

Deadline for applications extended for two more weeks.
