HOUSE RULES (Laantje van Erik, 9 6708 TL Wageningen)

1-  Quiet living in the apartment: Please do not disturb your house mates and your neighbors with loud talks, loud music and loud partying in the house. Especially after midnight please be really quiet in the house. If you will give a big party in the house especially in the garden please inform your neighbors.

2-  The washing machine and dryer are positioned at the second floor of the house in a small room called laundry room. Laundry room must be used in times that all tenants are agreed on. Also iron and ironing board are positioned at the laundry room.

3-  Please wear only slippers when you use the traps in the house. We suggest you to leave your shoes at the hall after entering to the house and wear your slippers. A shoebox is placed at the entrance hall of the house.

4-  Cleaning of the shared areas of the house: Please clean the shared areas periodically. For this aim please prepare a list of cleaning duty program for every week assigning one or more persons. Every tenant will be in charge of the cleaning of their own room.

5-  Please dispose the normal waste (gray) and organic waste (green) to the right waste containers on the side of front door and take them to the collection point outside of the house. Please also collect glasses in house. The normal waste, organic waste and paper have separate collection dates. The list of dates is supplied to you from the municipality. Every Sunday evening one of the waste container according to the collection program will be taken to the collection points (one Sunday gray container, one Sunday Green container). Recently also a blue container with green lid for the papers is stand at the collection point. The container is emptied every uneven week by the Municipality. Please take the paper to this container. Please do not miss the collection days. Tins can be included in the normal waste. Glasses (except bottles could be returnable to the supermarket such as beer bottles except the imported ones) and chemical waste or used batteries should be disposed at the collection point close to the supermarkets. They are not directly collected by the municipality.

6-  Please clean the shower area after each use of the bathroom. Please use a glass cleaner to remove foam from the inner sides of the shower cabinet and remove the excess water from the surface of the cabinet by a brush or glass scraping tool.

7-  Please clean the granite surfaces with warm water. For the other surfaces either use “alles reineger” detergent or “driehoek” soap solution. Please use the brush to clean the dust from the stairs and the corners and use the suitable head of the Hoover for the cleaning of the surfaces.

8-  The owner installed frame hangers in every room. Please use them to hang framed photos. Please do not make any holes on the walls with nails or pins without any plastic support and without the permission of the owner. Only blue tug or similar material is allowed to hang the posters or photos on the walls but when they are removed from the walls please be careful and don’t give any damage to the walls.

9-  When the vacating time arrives the rooms will be left as they were in the position of the tenant’s arrival. If any room is not in good shape during the final checks the tenant of that room is fined 50 Euro for the cleaning and small repairs of the room. If there is a big damage in the room or the shared parts of the house the security deposit payments are used to repair the damage.

10-  In principle the sublet of any room is not allowed in the house. If there will be long term training of a tenants at abroad such as 6 months and longer the request of the tenant will be considered by the housemates and the owner.

11-  There is not any restriction for the visitors for the tenants but in principle the visitors can’t stay overnight in the house. If there is an urgency for a stay for example one or two days or for a weekend the permission of the landlord is asked.

12-  During the occupancy the tenants are responsible any repair of the appliances or replacing any of the broken households listed on the contents of apartment. If the tenant(s) need(s) help from us to repair broken materials in the house we can help them either making appointment with a repairman or helping directly to repair the broken things.

13-  Saving in utilities: Please be responsible in using electricity, water, and heating:

i)- Please keep the main heating knob in 18—20 Degrees C level for heating the house. If there will be complaints for the cold days the knob can be set several degrees higher. The main knob is controlled by the tenant living in the large room at the entrance floor. The other tenants only control their radiator’s knob. If there is no requirement please keep the radiator knob in the kitchen in low position. Please keep the radiator knob in low position while you are not home and please turn the radiator off if you keep the windows open. Otherwise please put the airing unit on position on the window in the room except the room on the left side at the top floor.

ii)- Please do not leave the lamps on when nobody needs them.

iii)- If anybody really does not need other washing modes please use washing machine either in short wash and low temperature mode or in eco washing mode. An instruction of how to use the washing machine and dryer will be written by the tenants.

iv)- Please turn the gas cooking knobs on in concerning the diameter of your cooking pan. Don’t burn the handles of the pan or don’t heat the air.

14-The front entrance area and back garden are not in the responsibility of the tenants. The owner maintains them.

15- The tenants may keep their bikes in the storage room. The entrance key opens the door of the storage room. We advise you to keep the bikes in the storage room. The neighbors might complain if any bike touches on their territories.

16- If any of you or group of you wants to use the back garden please ask the permission of the tenant(s) who stay at the large room at the entrance level of the house.

17-The waste system connected to the bathroom and toilets is unique to this house. Please be careful with the material throwing to the toilets. Only water soluble toilet papers must be thrown in.

18- Phone and cable TV sockets are installed at every room in the house. If any tenant or a group of tenants want to have a subscription for both facilities should pay the subscription fees for them. Facilities will be made accessible on the name of the owner and subscriptions will be paid to him by the participating tenants.

19- A list of the household goods has been produced and signed by the tenants and the representative of the landlord.

20- If any tenant has a specific question, problem or a complaint related to the house, to the other tenants or to the owner he or she should first contact with the representative of the owner.

21- The tenants choose a representative for the communication with the landlord and his representative.
