The best aerial viewer on the web. Click on “Bird’s Eye” view to get the best view of a property. Click ALT+Print Screen and then Edit: Paste to quickly bring the view into Word or Outlook. Helps to show any site constraints as well as give an overall aerial view of the property.
Vision Appraisal

Covers approximately half of the Towns in CT and shows pertinent information relative to a property including zone, property size, appraised values, outbuildings, etc. Also, typically shows sales prices which may help in a CMA.
Total Valuation Services

Covers 23 towns in western CT. Provides same info as Vision Appraisal but for different Towns.
FEMA Map Service Center

This site contains floodplain mapping for the entire United States. Utilize this site to quickly determine if your listing may be impacted by any flood zone. Can make a “Firmette” which you can e-mail to client as PDF.
Web Soil Survey

Provided by the Natural Resource Conservation Service, utilize this tool to quickly determine if wetland soils may potentially exist on a property which may limit the ability of future additions/expansion. Allows you to draw boundaries of client’s property and make PDF with types of soil’s on subject property.

Gives a listing of all soils in the state of Connecticut which meet the definition of inland wetlands. Useful when using the Web Soil Survey.

CT Natural Diversity Database

Contains separate map for each town and/or city. Shows any potentially endangered or threatened species locations. Generally if you are trying to market ability of property to offer expansion/addition capabilities, threatened and/or endangered species may slow down the approval process. Maps are as PDF’s so you can forward to client.
