  1. Establish a Quorum – Ernie Lane, Randy Olson, Tom Page, Jim Hatfield, Robert Burns – Board members; Verniece Thomas – property manager
  1. Call Meeting to order – 6:35 pm
  1. Review and Approve minutes from October 8, 2014 meeting – Randy motion, Ernie – 2nd, motion approved.
  1. Financial Report as of 10/31/14

  1. Previous Meeting Business
  2. De-briefClean up days – October 17 – 19 – Randy, his son-in-law and DeWayne helped clean up the dumpsters so that Waste Management would pick them up. Cost was more than what was budgeted due to having a 4th dumpster. If this is done again a list of items needs to be put on the dumpsters so that items such as tires, electronics and appliances will not be put in the dumpsters.

  2. Shed request – Robert Burns – Reviewed request. Robert will use a different shed plan so that it will comply with criteria. Motion made by Tom, second by Randy, motion approved.
  3. Snow removal proposal – reviewed proposal submitted by KD & Kompany. Motion made by Tom, second by Ernie, motion approved to accept proposal.
  4. Discuss date for annual meeting – set date for February 3, 2015 at 7:30 pm. Verniece will schedule with the town to use the meeting room at 101 W. Charlotte.
  5. Discussion regarding covenants – discussed dissolving the existing covenants and adopting new covenants. Will discuss further and will schedule work session to start working on covenants.
  6. Update from KD & Kompany – discussed the update. Several items have not yet been completed that need to be finished.
  7. Approve invoices – Motion made by Robert, second by Tom, motion approved.
  8. Decided not to have a lighting contest this year.
  1. General Discussion
  2. Discussed landscaping bid. Bid needs to include trail maintenance, tree and shrub trimming, tree and shrub replacement, detention pond maintenance. Will obtain three bids.
  3. Ken Roney has been engaged to follow up on outstanding accounts. He sent out 16 letters to residents who have not paid their HOA dues.
