PRIMARY PURPOSE:

Organize and direct custodial services for all district facilities. Assist Maintenance Director to maintain all of the physical school plants in a condition of operating excellence so that it may be fully used at all times.

QUALIFICATIONS:

Education/Certification:

High school diploma or GED

Valid Texas driver’s license

Special Knowledge/Skills:

Proficient keyboarding skills

General knowledge of other crafts used in building repair and maintenance

Effective organization, communication, and interpersonal skills

Ability to follow written instructions

Ability to manage personnel

Ability to read blueprints and schematics

Skill in issuing of supplies and materials

Experience:

Two years experience in facility maintenance

Two years supervisory experience

Background in material handling, purchasing and stock control

MAJOR RESPONSIBILITIES AND DUTIES:

Facilities Maintenance and Repair

1.Assign priority to custodial work orders and process them.

2.Estimate cost of repair projects including labor, materials, and other related costs.

3.Assign all repairs to custodial personnel and oversee completion on a timely basis.

4.Initiate contract repair when work cannot be performed by district staff.

5.Perform repairs and assist skilled workers to complete repairs as needed.

6.Work cooperatively with principals and facilities managers to schedule and complete repairs.

7.Oversee the ordering of materials and supplies for repairs and cleaning of buildings

8.Recommend major repairs needed to the trades foreman and/or maintenance director

9.Plan and direct the inventory and stock control program for equipment and supplies

10.Evaluate performance of assigned personnel and provide training experience as needed

11.Maintain records of custodial supplies and materials entering and leaving the warehouse

12.Initiate and maintain proper and necessary safety and fire prevention equipment as prescribed by school policy

13.Evaluate complaints received on equipment and supplies and take appropriate action

14.Recommend for purchase replacement equipment not included in capital outlay budgets but requiring replacement during the school year

15.Perform any other duties as may be assigned by the Maintenance Director

Safety

16.Provide training and orientation to all skilled workers in safety procedures and proper use of tools and equipment.

17.Operate tools and equipment according to established safety procedures.

18.Ensure that equipment is in safe operating condition.

19.Follow established safety procedures and techniques to perform job duties, including lifting, climbing, etc.

20.Correct unsafe conditions in work area and report any conditions that are not correctable to supervisor immediately.

Inventory and Equipment

21.Prepare, implement, and maintain preventive maintenance schedules for maintenance and repair of tools and equipment.

22.Order tools, equipment, and supplies and maintain accurate records.

23.Recommend replacement of existing equipment.

24.Conduct annual inventory of physical equipment and supplies.

Other

25.Work irregular hours and respond to after-hours emergency calls as needed.

26.Assist in the preparation of department budget.

27.Assist in recruiting, screening, selection, training, and evaluation of custodial employees.

28.Maintain accurate information for payroll reporting (time cards, tardiness, and absenteeism).

29.Perform any other duties as may be assigned.

30.Perform all duties in a safe manner to avoid injury to oneself and/or others.

SUPERVISORY RESPONSIBILITIES:

Supervise and evaluate the work of custodial staff

EQUIPMENT USED:

Buffer, stripper, wet and dry vacuum cleaner, electric drill, hand tools, shampooer, lawn mower, edger, weed eater, etc. Light truck, van, or available district vehicle.

WORKING CONDITIONS:

Mental Demands/Physical Demands/Environmental Factors:

Frequent walking, standing, climbing, stooping, bending, kneeling, reaching, heavy lifting and carrying. Person must have the ability to operate hand, power, and bench tools. Work in tiring and uncomfortable positions; outside and inside; on slippery or uneven walking surfaces; on ladders, and scaffolding; and around machinery with moving parts. Person may be exposed to extreme temperatures, and excessive noises. Frequent district wide travel.
