INVITATION TO TENDER

LEASE OF LAND

THE SOUTH AFRICAN NATIONAL ROADS AGENCY SOC LIMITED

REPRESENTED BY THE MAJV

The MAJV has been appointed by the South African National Roads Agency SOC Ltd (SANRAL) to provide a comprehensive property service.

Interested parties are hereby invited to submit offers to lease the following property:

TENDER NO: N003-001-E-P-12425: Lease of Remainder of Erf 206, Remainder of Portion 1 of Erf 217, Portion 4 of Erf 362 and Portion 3 of Erf 362 All of Ashley – FT

Extent: The extent of the property is 2, 1275 Ha.

Zoning: The zoning for the various properties are as follows:

1.  Remainder of Portion 1 of Erf 217 “Special Residential 1”

2.  Remainder of Erf 206 “Administration”

3.  Portion 4 of Erf 362 “Road Reserve”

Improvements: A portion of the property is improved with a pre-fabricated office building and a brick and mortar boardroom with sliding doors.

Highest & best use: The highest and best use is considered to be for commercial/industrial purposes.

Lease Period: Three (3) years

Escalation rate: 8% per annum.

Reserve Rental: The reserve rental is R 173000.00 per month (excluding VAT).

Offers below the reserve rental will not be considered.

The properties are located in Ashley, a suburb of Pinetown. The properties are situated on the south eastern quadrant of the Richmond Road Interchange and are well positioned next to the N3 highway (northbound) and Richmond Road (M1) to the west with good exposure to both. The properties are accessed from 7th Avenue.

A pre-tender site inspection of the buildings and to point out site boundaries will be held on Tuesday 18 October 2016.

The MAJV and SANRAL do not bind itself to accept the highest or any tender. No correspondence will be entered into in this regard.

Submission of Tender Documents

Tenders, completed as described shall be submitted in a sealed envelope marked:

Tenders must be submitted in accordance with the Invitation to Tender and the tender rules by not later than 14h00 on Thursday 10 November 2016.
