BOARD OF DIRECTORS REGULAR MEETING

JANUARY 18, 2017

MEETING MINUTES

I. CALL TO ORDER

A Regular meeting of the Copperfield at Tampa Homeowners Association, Inc. Board of Directors was called to order by Manny Montenegro, President, on the above date at 6:30 PM at Tampa Community Hospital Training Room, 6001 Webb Road, Tampa, Florida.

II. ROLL CALL

Directors Present: Joe DiLorenzo, Arthur Fierman (by conference phone), Gretchel Leftwich,

Manny Montenegro and Pamela Taveras

Directors Not Present: None

Also Present: Debbie Gonzalez (Welcome Committee), HOA Manager Ron Trowbridge

III. READING AND APPROVAL OF PRIOR MINUTES

On motion made by Arthur Fierman, duly seconded, the Board unanimously waived the reading of the November 17, 2016 Regular Board Meeting minutes and approved the minutes as presented. It was noted that there was no December meeting due to the Holidays.

IV. FINANCIAL REPORT

It was noted that the Board was previously provided financial reports for the monthly and year to date

period ending December 31, 2016. The Manager reviewed the reports with the Board and updated the

Board on collections. The year-end 2016 report is being reviewed and prepared for forwarding to the HOA

Accountant for preparation of the State required Cash Receipts and Disbursements Report.

V. MANAGER’S REPORT

A. Common Grounds: The Manager updated the Board on common grounds maintenance. Perimeter wall repairs from the auto accident are completed. As of yet, there has been no settlement with GEICO, the vehicle owner’s insurance carrier. The obsolete back flow prevention device on the irrigation system has been replaced as directed by the County. South Hanley Road entrance lighting is scheduled for repair. The Manager addressed concerns regarding landscape maintenance with the contractor who was present at the meeting and current issues appear to be resolved.

B. Enforcement Matters: The Board reviewed the current deed restrictions violation list presented by the Manager and was updated on pending legal enforcement actions. Directors advised Management of Board observed violations.

C. General: 2017 Meeting dates for the Hospital meeting facilities have been confirmed. There has been no response from the adjacent shopping center owner regarding Copperfield complaints of poor maintenance at the center. TECO has competed replacement of sunken transformers and repainting of several. The Manager discussed the current trend of National Institutional investors buying foreclosures, in some cases several homes in one subdivision

VI. OTHER REPORTS

A. Website: Management reported that the web site has been updated for 2017.

B. Welcome Committee: The Committee has compiled additional welcome books. Management will

forward the Committee an updated list of any known new owners.

C. Yard of the Month: Committee Chair Gretchel Leftwich announced 8725 Lindenhurst as the

December winner and 8747 Osage as the January winner.

D. Newsletter: A March newsletter is planned and will be mailed.

E. Street/Easement/Storm Sewer Collapse: The County work on the storm sewer collapse is nearly

complete.

VII. UNFINISHED BUSINESS

There was no unfinished business

VIII. NEW BUSINESS

A. The Board selected April 15, 2017 as the next Community-wide garage/yard sale date.

B. Joe DiLorenzo suggested a summary list of pertinent Deed restrictions be drafted and provided

homeowners for quick reference purposes. Mr. Di Lorenzo also suggested County tree removal

permitting guidelines be published for the community. Pamela Taveras suggested HOA refrigerator

magnets with web site/mailing /phone contact info be provided homeowners

C. There were no comments from homeowners in attendance.

IX. ADJOURNMENT

There being no further business, the meeting was adjourned at 7:30 PM.
