12.30.020 Additional Use Regulations
The requirements of this Zoning Ordinance related to minimum site development standards shall not be construed to prevent a use as permitted in a respective zone of any parcel of land in the event such parcel was held in separate ownership prior to the initial enactment of this ordinance. Each such parcel to be developed must have not less than 20 feet of frontage on a street, or as approved by theBoard of Adjustment, and the density of development may not exceed that permitted by area requirements in the respective zone.
- Additional Requirements for Single Family Dwellings Requirements, applicable to all residential zones. It[C1] will require a conditional use permit [C2]in the foureach zones, A-1, RE-20, R-1 and R-2.
1.All single-family dwellings shall be permitted on a lot zoned for such useprovided the real property and the dwelling installed thereon are held incommon ownership (privately and commonly owned by the occupant orlessor) and are classified and taxed as real estate.
2.The lot upon which said dwelling is to be placed shall comply with allzoning requirements for the district in which it lies.
- All on-site work must meet the requirements of the City’s building codesfor seismic zone 3 including, but not limited to: foundations, securing of said dwelling to the foundations, steps, stoops, carports or garages, patios and awnings, additions and alterations. Main entry steps, stoops and porches shall be concrete or masonry and shall have required handrails as per State of Utah adopted Building Code.
- All dwellings which are not constructed on the site and in which thebuilding inspector cannot complete the inspections as required by the State of Utah adopted Building Code, shall have furnished with said dwelling, certification as to inspection conformance and to what standards said dwelling was inspected. They must also conform to the following:
- Roofs shall have a minimum of 3/12pitch with twelve (12) inch measure eave overhang. Rain gutters may be installed as desired;however, they will not be part of the required overhang.
- Exterior siding and trim materials shall consist of durable, weather resilient materials approved for exterior use by the adopted building codes such as masonry, stucco, wood, composition, glass, vinyl and steel or aluminum residential sidings. In no case may corrugated metal, fiberglass, plastics, or typical trailer coach or recreational vehicle-type coverings be used.
- Dwellings shall have a minimum width of 20 feet, with width being the smallest dimension.
- Any addition or accession to said dwelling shall be built in conformance to the standards for any such additions or accessions as dictated by the adopted building codes and other applicable codes.
- The code for regulating manufactured housingcurrently adopted by the State of Utah and printed as code in book form is hereby adopted as the manufactured housing code of this municipality. Removal of all towing hitches and running gear or other materials used to transport said dwelling, which included tongues, axles, brakes, wheels, lights, and other such items shall be removed prior to dwelling occupancy.
- Permanent connection of all services to local utilities (local authority approval required). This shall include not less than two outdoor faucets.
- Off street parking, curb, gutter and sidewalk, and all other such items shall be in conformance with City adopted Zoning Ordinance and/or building codes.[C3]
5.Nothing in this section is intended, nor should be construed as intendingto limit or exclude the construction or placement of a permanent dwellingon a lot zoned single family dwelling as heretofore may have beenpermitted by this ordinance.
Itshould be noted that a conditional use permit requires a public hearing.[C4]
