Vacation Rental / Rules Agreement
Rivers Edge Lodge, 197 River Road, Jay, NY 12941
1. Check in time is 3:00 PM EST and check out is 10:00 am EST
2. This is a non-smoking rental
3. Pets are NOT permitted under any conditions
4. We will not rent to vacationing students or singles under the age of 25 unless accompanied by an adult
5. Reservation deposit: a deposit of 50% at the time of booking is
required. THIS IS NON-REFUNDABLE.
This will be applied toward the rent. Please make payments in the form of money order, bank check, or personal check to Glen Pauley. Payment is also accepted through PAY-PAL.
A. A copy of the responsible adult must submit a copy of their driver’s
license along with the deposit.
B. The balance is due 60 days prior to arrival
C. Falsified reservations: any reservation obtained under false
pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be allowed to check in.
6. Damage / Security deposit: A $1000 damage deposit is also required within 14 days (or sooner) of the selected rental date.
A. This deposit is not applied toward the rent, it is solely held for any damages that may occur. It is fully refundable within 14 days of departure, providing the following provisions are met:
** no damage is done to the home or its’ contents beyond
normal wear and tear
** All debris, rubbish, and discards are placed in the garbage cans and soiled dishes are placed in the dishwasher and cleaned. One load of laundry should be started.
** Any charges accrued during the stay are paid prior to departure
** No linens or towels are lost, stolen or damaged
** No items are taken from the property ( to include but not limited to : games, Nintendo, play station, pool cues/balls, darts, dishware, decorations).
** the renter is not evicted by owner (or representative of owner) or local law enforcement.
** you will be personally responsible for any damage incurred, as well as all attorneys fees associated with any legal claims.
7. Cancellations: The rental deposit is non-refundable after date is
booked and check is received
8. Maximum Occupancy: The maximum number of guests is limited to
fourteen (14) persons
9. Minimum Stay: 3 nights
10. Written Exceptions: any exceptions to the above mentioned rules
must be approved in advance, in writing
11. Hot Tub: No children under the age of 12 permitted in the hot tub at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated. Use at your own risk. Our housekeepers sanitize and replenish chemicals prior to your arrival. Hot Tub covers are designed for insulation purposes and are not designed to support a person or persons. Do not sit or stand on the cover. If the cover breaks, you may be charged for the replacement. When not using the hot tub, leave the cover on so it stays warm.
12. Gym Equipment: No children under the age of 12 are permitted in
The gym without adult supervision. Use at your own risk. We will
not be responsible for any injuries incurred while using this
equipment.
13. Storm / road conditions: No refunds will be given for storms.
Mountain roads can be curvy, icy and slippery. Generally the
roads are well maintained and are plowed in the winters. We do highly recommend 4 wheel drive in the winter months. We do not refund for bad road conditions.
14. Our home is privately owned: The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises. The homeowner are not responsible for the loss of personal belongings or valuables of the guest(s).
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm from their use of the premises or others whom they invite to use the premise.
By signing below, I agree to all terms and conditions of this agreement.
** a copy of the responsible parties driver’s license is required to be submitted along with the signed, returned contract.
