Ridgeview II Annual Meeting Minutes

Introduction of 2014/2015 officers and appointed positions by Joe

Incoming BOD ballots showed that the unopposed BODs were retained for another year. John Evans was written in as a potential 3rd BOD candidate, but was not at the meeting to accept the nomination.

Old business:

  • Tree removal in greenbelt
  • 11 architectural permits
  • 7 roofs
  • 1 paint
  • 1 fence
  • 1 shed
  • 1 sidewalk

New business:

  • Neighborhood safety
  • Only 1 reported burglary in the last 6 months
  • Remember to lock cars, have deadbolts on garage door, and turn garage door openers to their lock mode at night
  • Prunning/Chipping either in February or March
  • Plant replacement in the traffic circles
  • Common space barking
  • Sidewalks – can we wait longer until replacement???
  • Cost is approx. $8000 per 100 feet of sidewalk

A proposed budget was distributed to all attendees.

Dues were discussed. Those attending the meeting suggested raising the dues by $10 again in 2015 as the upcoming necessary work for the sidewalks would deplete our savings in short order. The two BODs in attendance at the meeting agreed to the $10 raise. As the increase is <5%, a vote of the BODs is all that is needed for the increase to take into affect. Total dues for 2015 will be $260 per homeowner.

In regards to the sidewalks previous bids have shown that the cost for replacement is approximately $8000 per 100 linear feet. This includes the tear out, install of root blocker, and new sidewalk. Per our budget, after the payment of the 2015 dues, we would have enough funds to replace 200 linear feet of sidewalk. Based on a walk through last summer, there is at least 200 linear feet requiring repair now. There was some discussion about having others tear out and apply the root blocker in order to save some money.

Larry mentioned that there is quite a bit of noise in the quarry behind his house (in quarry) due to off road vehicles. He will draft a letter to the owners of the land to try and have them keep those that use the land off.

There is a homeowner along Regency Loop that has a blue tarp covering an upturned hot tub. The request was made to have this homeowner have this eyesore removed.
