Management services we offer owners

Aloha from Pali Kai Rentals.

Thank you for contacting us about potentially managing your unit. We do long-term rentals (180 days or more).

We currently manage approximately 240 units on Maui.

We are a full-service management company that is fully-staffed with departments for maintenance handling, accounting, contracts, showings, inspections, etc.

Our fee is 10% of the gross monthly rent on full time rentals. For owners who rent only 6 months out of the year we charge 15%.

There are no contract start-up costs.

We only get paid when the unit is rented.

Our system has an online portal that you can access your account 24 hours a day to view your accounting, contracts, etc.

When there is no turnover on our units and have tenants in a unit for over 6 months who want to continue on past one year, we do annual inspections.

We have a website: feeds all our listings to multiple rental websites such as Zillow, Realtor.com, Trulia and more.

This ensures maximum exposure at no additional cost to you!

As mentioned above, we manage approximately 240 properties worth in excess of $100,000,000.00.

  • Handle move ins and move outs of your property including pictures documenting the condition of the property.
  • Our tenant portal on the website allows tenants to make on-line payments, request maintenance and repair services and review their tenant financial ledger.
  • Owners can choose to have their rental income directly deposited via ACH payments to their checking or savings account. Payments made via ACH are typically received much faster than waiting to receive a physical check in the mail.
  • Owners can access financial information about their properties including owner statements, 12 month cash flow reports and income statements as needed at any time seven days a week.

  • Screen for the best residents. Streamlined, built in resident screening includes standard background and credit checks along with past rent payment history. Screens can be completed in minutes – enabling us to place the highest quality residents quickly.
  • You will be paid faster and more securely. New functionality provides our team the ability to deposit funds directly into your bank account. No more waiting for a check in the mail.
  • Collect rent faster with online payment options. Modern residents expect easy, online payment options. AppFolio gives residents three convenient ways to pay electronically (Cash, E-check, or with a credit card).
  • On-demand access to your statements. Owner statements are securely posted to an online Owners Portal, saving time and paper. These simple statements provide you with a quick snapshot of your property details for the past month. We can also include maintenance invoices and additional reports you request.
  • Handle property maintenance issues faster. We use AppFolio for electronic work-orders and communication with vendors so we can quickly resolve issues. At your request, we can email you a copy of the work order and relevant information giving you real-time updates.
