JUNE 10, 2008
PRESENT: Aaron Christopher, President; Joan Pietila, Vice President; Barbara Niendam, Treasurer; Christine Dore, Secretary; Art Wood, Director and Preferred Property Managers (PPM) was represented by Colleen Wells.

The meeting was called to order at 7:26 p.m.

MINUTES

The May 13, 2008, Board of Directors Regular Meeting Minutes was approved as amended.

FINANCIALS

FINANCIAL

The Board reviewed the financial statements for the period ending May 31, 2008 and were accepted to audit.

ARCHITECTURAL

9710 Caminito De La Fada – The Board approved the request of the homeowner to have a satellite dish installed at this location

5383 Outlook Point – The Board approved the request of the homeowner to replace the windows at this location

9806 Rimpark Way – The Board approved the request of the homeowner to replace the windows at this location

9865 Rimpark Way - The Board approved the request of the homeowner to have a satellite dish installed at this location

5320 Caminito Velasquez - The Board approved the request of the homeowner to replace the front porch light at this location

10136 Dafne Lane – The Board approved the request of the homeowner to install an A/C unit at this location provided the refrigerant line is concealed.

9776 Guisante – The Board approved the request of the homeowner to replace the windows at this location. Approval contingent upon receipt of faxed ARC application.

LANDSCAPE

No action was taken

OLD BUSINESS

PHASE 1 PAINTING PROJECT

The Board ratified their decision to re-paint the trim colors of the first two buildings and repaint the body color of building three at an additional cost of $7,900.00.

Light Poles

The Board voted to have PPM contact BC Electric to request re-installation of the new light poles to make them consistent with the lights installed at the HOA.

9863 Guisante Plumbing Reimbursement

The Board once again voted to deny the Homeowner’s request to have the Association reimburse them for plumbing repairs because the plumbing is the homeowner’s responsibility.

NEW BUSINESS

5323 Guisante Lifting Concrete Slab on Patio – The Board voted to have the lifting section removed and re-poured at a cost not to exceed $1,000.

Replacing the Clubhouse Garbage Disposal – The Board decided to have a plumber (Five Star Plumbing was suggested) replace the non-working garbage disposal and address the leaky faucet and shower at the Rebolla Pool.

Show Cause Hearings

9792 Guisante - Although an ARC application explaining that the (pellet) stove was installed by previous homeowner was submitted, the Board will not grant an exemption since the stove as well as the venting system are expressly prohibited as stated in the CC&R’s. PPM to notify the homeowner that the stove and vent must be brought into compliance by the end of August to avoid being fined.

9865 Rimpark – Board rescinded the show cause because there were only 3 days between the 1st and 2nd occurrence and deemed proper notice wasn’t given to the homeowner. As it stands now, there are 2 violations. A 3rd would result in a show cause.

5428 Rebolla – Homeowner will submit an ARC application for approval ASAP and have the concrete re-done to meet ARC standards within 60 days in order to avoid a monetary fine.

9826 Guisante - Homeowner did not submit ARC application or attend hearing so a fine will be levied per the current fine policy. $50 fine assessed on July 2008 statement.

10270 Melojo – The homeowner did not submit an ARC application or attend the hearing. The Board voted to levy the fines previously held in abatement for unapproved ARC changes –Fines will be assessed on July 2008 statement. A new fine in the amount of $100 to be levied if the homeowner does not submit an ARC application in time for the July 15, 2008 meeting.

CORRESPONDENCE

The Board reviewed all correspondence for the month. The only action needed was for plumbing repairs made at 9863 Guisante Terrace. Upon motion made, seconded and carried, the Board again denied the homeowner’s request for reimbursement.

Board instructed PPM to write a response to the Homeowner at 10160 Gayuba, explaining that the pot shelf will be addressed as soon as the wood repair begins on Phase 2.

Homeowner Discussion

Chuck Owens suggested the Board purchase replacement “feet” for the new pool furniture, as they will quickly deteriorate with exposure to chlorine and sun. PPM to contact Hauser Patio to order.

Chuck Sickle questioned if money had been budgeted for the installation of new light poles? And which line item that is? PPM to research and report to Board.
