Among my areas of expertise is residential short and foreclosure sales.

My construction experience goes all the way back to 1970. My first job out of college in 1971 was as a framing carpenter.

With another Realtor, in the 1980’s, I constructed over a dozen single-family homes in Tea and Brandon, SD.

Tharaldson Development employed me in the 1980’s. Tharaldson is the largest individual hotel developer in the nation. I was the inside finance man. His company developed and is currently building a hotel for Sanford Health in Sioux Falls. Also, in the 80’s, I worked for Century Construction and Lincoln Lumber, Sioux Falls, SD, Larry Fanning President. In the 1990’s I worked independently of those entities, but developed and financed commercial projects which Fanning constructed. Together, we designed and constructed hotels, nursing homes, and restaurants all over the nation.

As mortgage brokers, my brother and I originated single and multi-family residential mortgages into the tens of millions of dollars.

Overall, in close to 30 years, I have prepared hundreds of economic feasibility studies, and been involved with site selection and acquisition, planning & zoning, architecture, construction, along with construction and/or permanent financing (some or all phases) for over 80 projects in 38 states ranging from $500,000 to $25,000,000.

Endeavors have included residential, multi-family, condominium, hospitality, golf course, casino, restaurant, assisted living, indoor composting plant, nursing home, post office, school & church, office building, amusement park, auto service center & car lot, arcade, strip mall and residential subdivision projects.

In 1990, I introduced Tax Incremental Financing (TIF) to Sioux Falls. TIFhad been used in other parts of South Dakota since 1976. Since 1990, virtually all new downtown Sioux Falls projects and a few others have utilized TIF.

Working with a family of property owners, I developed a preliminary master plan of five contiguous planned developments in a 350-acre area known as ‘The Golden Triangle,” bounded by I-29, W. 57th St., Louise Ave., and I-229.

Several years ago, to meet a 1031 Tax-deferred Exchange deadline, I constructed an auto service facility and car lot in Sioux Falls, in 88 days, starting on Feb 5th, 2005. Local contractors said they needed six months to build the project.
