June 2011

FROM YOUR PRESIDENT – JOHNNY RITCH

Summer is here!! The pool opened Memorial Day weekend. We had a great day with wonderful food. I met lots of new Fairfield residents and I met lots of folks who have lived in Fairfield a number of years, whom I have never met before. It was a FANTASTIC DAY. We are looking forward to a great summer in Fairfield Plantation.

Our Citizens on Patrol (COP) program is working very well. There is less traffic in the park. Thank you COP'S.

Do you have any suggestions or ideas for activities in the park? A ball game? A volley ball game? Tennis tournament?

Please call me, Let me know what your interests are. Volunteers are still needed for committees and you are invited to all board meetings. The next board meeting is June 21st, 7:00 PM at the park.

-Johnny

From the Treasurer

The address to mail dues is:

Fairfield Plantation Home Owners Association

PO Box 63168

Charlotte, NC 28263-3168

The amount of annual dues for 2011 is $ 501.48 or $41.79 monthly. Monthly payments are due the first of each month and are late if not received in the month due.

The pool opened Memorial Weekend. The pool committee did any excellent job in getting the facility ready to open. To continue to use the pool your account has to be kept current. Statements to all homeowners will be sent recapping your account balance at the end of June. Address any account issues you have so that you do not lose your swimming privileges.

The Board has instructed our attorney to begin the foreclosure process against several properties in Fairfield Plantation. Liens have been filed against these properties and the next step is foreclosure. These owners have not responded to any of the correspondence from the Board concerning their past due account balances. All legal costs are passed on to the delinquent home owner. Unfortunately, additional collection and legal activity will occur for home owners who ignore their past due balances.

As a Board Member I feel an obligation to manage this Association’s money wisely. Part of this obligation is collecting the monies that are due the Association using the legal avenues in North Carolina Statue 47F governing Home Owners Associations. This Statue covers the actions a HOA can take from suspending privileges to foreclosing on a property for non-payment. Please consider the actions the Board will have to take to collect past due amounts on all properties and either pay the past due amount or arrange a payment schedule

If you cannot pay the amount owed contact Larry Lee at 704-882-1418 to arrange a payment schedule.

POOL UPDATE

The 2011 Pool Season is in full swing.

Thanks to all the hard work of the Pool Committee the opening for the 2011 season was a big success. The Pool has new tables, chairs, umbrellas, a new pool surface, fresh paint on all the buildings, and colorful flowers.

The Pool opened at noon on Saturday May 28th and before the day was over, 120 residents and their guests had tested the waters.

Thanks to Mo Longacre, there were many fun-filled games for the kids to enjoy.

A cook-out was held in the afternoon and a lot of good food and fellowship was shared by all. Thanks to Nick Haller and Mike Talbert for cooking all the burgers and hot dogs.

Attendance at the Pool is great; 120 on Saturday, 100 on Sunday and 111 on Monday.

As a reminder, the designated smoking area is on the lower level pool deck beyond the brick wall that has the hedges.

The next Pool Committee meeting will be at the Pool on June 13th at 7:00 PM.

Your homeowner’s dues must be current to receive your pool passes!

All sessions include five classes and are 35 minutes long.

Please ask a lifeguard for registration form.

You may contact our Welcome Committee Director, Dr. Heather Beckett at or evenings at 704-628-0733.

YARD OF THE MONTH

There are some beautiful yards in our neighborhood. I encourage everyone to take a walk (in the cool of the day) and enjoy the scenery. The Grounds Committee would like to recognize the following homeowners with “Yard of the Month”.

William and Eileen Simmons7022 Brookgreen Terrace

Thank you for adding beauty to our neighborhood!

ANIMAL CONTROL

We continue to have a big problem with stray cats in the neighborhood. If the problem continues then the threat of rabies in our neighborhood may become a reality. Stray animals do not get shots. If you have a pet that is outdoors and they come in contact with these strays, your pet may be in danger. If your child comes in contact with these strays, your child may be in danger. If you are experiencing problems with these cats and would like to assist in the resolution, please contact Joanie Self at 704-882-1730.

GROUNDS COMMITTEE

The Grounds Committee has been busy at the park and both neighborhood entrances. Thank you for all your hard work.

CONGRATULATIONS GRADUATES

We would like to congratulate all the 2011 graduates. We have many high school and college graduates in the neighborhood. Great job!! Kelsey Pasley, Kelly Longacre, Catlin Kelly, Marissa Biscardi, Cope Willis, Sara Nickerson, Lydia Thompson. If anyone was missed and you would like to share the news with your neighbors, please email me and I’ll be sure to recognize your graduate in next month’s newsletter.
