Tender for Interior Design Services

INTRODUCTION

Rochdale Sixth Form College (RSFC), part of the Altus Education Partnership are looking to repurpose their existing ground floor spaceinto an open collaborative learning environment. The front faced will be extended out to thecolumn line to create a bigger, more accessible space. The College opened in 2010 in a purpose built £26M building and has since built a national reputation for the standard of A Level being the leading provider of A Level education for the last 4 years (DFE Performance Tables). The College is passionate about providing outstanding learning facilities to it’s students and wishes to create an entrance and learning space which is functional, high spec and innovative whist continuing to facilitate the high level of support offered under the original design.

RSFC will engaged a full design team to develop the design through to Stage 4, with theintention of negotiating the delivery of the scheme with a main contractor. Through the development with the college, the importance of the ground floor has beenrecognised, not only from a functional perspective, providing social and learning spaces forthe students, but also from a design aesthetic, in order to provide an attractive informalspace that welcomes visitors, attracts new students and facilitates the highest standard of academic achievementpossible.

In order to support this vision, RSFC are now seeking to enhance the professional/design team with theappointment of an Interior Design Company, who can work with the team, todevelop the initial concept in to a detailed design and tender pack and then provide support tothe Client in ensuring this is delivered through the construction phase.

CURRENT DESIGN PROPOSALS

The planned extension sketch is found in Annexe 2, the planned construction phase is April 2018. The original architect Seven have been engaged to provide services.

PROPOSED USES

The ground floor will provide students with a variety of spaces for their free and guided use, including:

General look and feel – the ground floor spaces are to provide a high quality look and feel thatis commensurate with the rest of the building, estate and its setting. It should feel welcoming, secure, invitingand provide a range of functions that promotes its usage through the day. The College does not want a traditional educational look and would like to incorporate a corporate, high end looks whilst keeping the space functional.

Entrance lobby – this key transition space will be the link between the external entrance area and ground, currently this space is not located in an ideal area and is not welcoming in appearance.

The floor amenity space, and will need to provide a safe, welcoming and high quality feel to it, providing a sense of arrival for all users whilst keeping the level of security through the use of card enabled barriers.

Open space – The space will need to be arranged and organised into areas that will suit the type of learningor social activity throughout the day. An airy open feel is paramount and must remain inclusive yet providepockets that will allow our achievement centre to function as a support area for students that need it.

SCOPE OF SERVICES

Pre-contract services:

Working with managers of the College review and develop the proposed design concept, provided by the architect, into a detailed design packageincluding, but not limited to:

  • Finishes drawings
  • Joinery packages
  • Lighting proposals, seeking input from the M&E engineers around light levels
  • Furniture layouts and product specificationincluding supporting the College to procure the furniture in accordance with the Trust’s Financial Regulations.
  • Ceiling layouts
  • Detailed setting out drawings
  • Detailed specifications to support the drawings
  • With the cost consultant obtain budget pricing from key specialists to test the affordability of the design as it is developed.
  • Provide the necessary design support in coordinating the interior design package with the other design teampackages.
  • Attend fortnightly design team meetings
  • Attend regular design workshops with the designers, specialist manufacturers and suppliers

Manage the shop fitting process to include:

  • Support for the procurement of sub-contractors including Receiving shop fitting and detailed drawings for review and comment. Providecomment to the Contractor via the project manager on their suitability and compliance with the contract specification.
  • Attend site on a regular basis to inspect the progress of the works in order to ensure the works are beingcompleted in accordance with the specification and drawings.
  • Identify any discrepancies / issues with the works to the project manager.

Loose furniture and fittings

  • To provide a specification for the supply of all loose furniture and fitting to enable a tender process to be carried out. To evaluate the tenders and make a recommendation to College management for the supplier of loose furniture and fittings. To liaise with the selected supplier on any post tender changes to specification.
  • To supervise the delivery and installation of the loose furniture and fitting.

FORM OF APPOINTMENT

This will be issued in due course.

PROGRAMME

The intent is to appoint an Interior Designer as soon as possible as part of the professional/design team to enable the interior design to be incorporated at all stages of the design. Attached is a draft programme at Annexe 3.

BUDGET

TBC but will be tested early in the Concept design stage to identify its suitability.
