Electrical Wiring Report – 12 Sandcroft Drive

Dear Mr and Mrs Home buyer,

With pleasure I have enclosed a wiring report for the house at 12 Sandcroft Drive. Wanganui

My findings are as follows;

Entry Box:This is in new condition and requires no further work

Mains:These are a good size and in new condition (rewired 2 phase plastic). No further work is required

Earthing:The earth system has been renewed and is in good order. No further work is required.

Main switch: This new and is a good size.

Neutral and earth bar:

There is a neutral bar but no earth bar. A new neutral and earth bar set should be fitted. But this is not essential.

Circuit protection:There are 6 porcelain fuses and 2 miniature circuit breakers. Circuit breakers give excellent protection for any electrical faults whereas the fuses are not as sensitive. Ideally the 6 remaining porcelain fuses should be upgraded to modern circuit breakers to offer the best protection of the house electrics. However provided the rewiring is completed so that the house wiring is all in modern plastic insulated type cables then the fuses will be adequate to leave as they are. Should you choose not to rewire then the circuit breakers should be upgraded and RCD`s fitted.

To upgrade 6 fuses to modern circuit breakers and fit 2 RCD units will cost approximately $xxx including GST

Cables and circuits [see attached sheet]:

60% of the house is in modern plastic cables. This is excellent. Of these are lighting circuits are in original wooden capping but someone has replaced all the cables inside the capping with good plastic type cables. This will need rewiring if substantial renovations happen but if not then they can stay as they are quite safely.

25% of the house is wooden capping with original conduit cables (2 power circuits and the range circuit). These should be rewired as they are at the end of their life. The range switch should be upgraded at the same time.

15% of the house is in rubber wiring. (Two power circuits). I strongly recommend that the rubber circuits are rewired immediately.

To rewire the original cables in the wooden capping (not the lighting circuits), upgrade the stove switch and rubber circuits will cost approximately $xxx including GST

Fittings:These are fair and do not need changing.

Garage:There is no wiring in the garage.

General;there is a messy and illegal join in the lighting circuit,

This will cost approximately $xxx inc gst to put right.

Summary

The house electrics are a mixture. The mains, earthing and outside meter board are all renewed. Half the inside wiring is renewed. The other half is original and needs upgrading as described. Once the recommended work is complete it will be up to a good safe standard.
