Conditions / How it Complies
Reconfiguring a Lot conditions RC14/0001
Condition 1 – Proposal Plans
The development of the site must be undertaken generally in accordance with the following plans, except as altered by this approval:
- Insert approved plans table from approval
The development complies with the approved plans listed in this condition, with no requirement to bond any works.
Condition 4 – Building Envelope Plan
Building envelope plan is to be prepared for each lot / Suggested Response:
A preliminary plan has been submitted with the application for Operational Works and has been approved as part of the issue of a Development Permit for those works.
OR
Approval of the Building Envelope Plans have been approved in correspondence dated 05/01/14. See attached approval.
Condition 6 – Public Open Space Transfer/contribution
The land shown on the approved plans as public open space is to be transferred to the Crown as a parkland reserve free of cost. / Suggested Response:

Open space contributions have been paid in accordance with the Adopted Infrastructure Charges Notice.
Condition 8 -
Street tree planting to beautify the neighbourhood are to be provided in accordance with Council Policy. / Suggested Response:

Condition 13 Roadworks

Condition 14
The development must be serviced by the public water supply. In particular,
a)A reticulated water supply must be provided to the frontage of each lot within the proposed development and connected to council’s infrastructure prior to the signing of the survey plan. The water supply must be constructed in accordance with the standard design plans of council and must meet both the maximum design flow and emergency fireflow conditions.
b)The point of connection for the supply of water from council's water supply system isinsert.
c)A network analysis of the proposed subdivision must be submitted to and approved by council to ensure that the reticulation network satisfies both the maximum hour design flow conditions and emergency fire flow conditions. Condition 15
The development must be serviced by the public sewerage network, in particular:
a)Each allotment must be provided with a single property service and must be connected directly and separately to council's sewer prior to signing the survey plan.
b)All new property connections to be made directly to manholes where possible.
c)The point of connection for the sewerage system to council's sewerage infrastructure including all necessary pump stations and rising mains must be the nearest existing sewer manhole or as agreed by council. / Suggested Response:

Operation Works conditions OP14/0001
Condition 1 – Proposal Plans
The development of the site must be undertaken generally in accordance with the following plans, except as altered by this approval:

Condition 4 – Insurance Indemnity
From the commencement of works until Final Completion/the commencement oftheMaintenance Period, the applicant must insure the works against public liability ($10 million dollar minimum cover) and other claims arising from the works, and indemnify Council against that liability. Council must be included as an interested party to the insurance policy. The applicant must provide Council with evidence of the insurance and indemnification before commencing the works. / Suggested Response:

Condition 6 – Compliance Inspection fee
a)A works inspection fee (at the rate applicable at the time of payment) must be paid prior to the works being accepted On Maintenance/Final Completion.
b)A reinspection fee (at the rate applicable at the time of payment) will be applicable where an additional inspection is required due to works being incomplete or unsatisfactory at the initial inspection. The reinspection fee must be paid prior to the additional inspection being conducted. / Suggested Response:

Condition 10 - On Maintenance
The developer must provide the Planning Assessment Unit at least five (5) business days notice, requesting the works be checked for compliance with the approvals and be accepted ‘On Maintenance’.
The works must become ‘On Maintenance’ for a minimum period of twelve (12) months (Maintenance Period) subject to, but not limited to, satisfaction of the following: / Suggested Response:

Condition 16 - Geotechnical
a)Prior to signing of the survey plan, the developer must provide geotechnical certification that the works "as constructed" have a landslip risk classification of “low” in accordance with “Landslide Risk Management” Australian Geomechanics Journal Volume 43 No. 1 March 2007.
b)Prospective purchasers of the land must be notified of that the land has been certified by geotechnical professional as having a “low risk” in relation to landslide and that any building and associated further development works are to be designed and certified by a geotechnical professional to maintain landslide risk as “low”. The condition must also include notification of any particular works or measures which are identified in the geotechnical report. A copy of the sales contract condition is to be provided to Council for approval.
