Job Description: Performs a variety of skilled building and ground maintenance duties. Primarily responsible for the repair and alteration of public buildings and grounds; does related work as required.

Accountability: Building Maintenance Supervisor

Equipment Used: Hand and power tools; Heavy and light construction vehicles.

Environment: Inside: 20% Outside: 80%

Duties and Responsibilities

Except as specifically noted, the following functions are considered essential to this position.

Inspects building/grounds and prepares maintenance plans.

Obtains repair prices.

Selects repairmen if work cannot be handles in house and inspects work upon competion.

Maintains care of lawns, cemeteries, trees and shrubbery.

Plows and sands town parking lots and walkways as needed or upon request.

General carpentry duties as assigned.

Assists in the inspection of buildings and grounds for work to be performed.

Receives and investigates complaints.

Orders parts and supplies through requisitions.

Attaches and removes snow plows and associated equipment from vehicles and assists in plowing snow, salting and sanding operations, or other activities to mitigate conditions caused by extreme weather conditions.

Uses and performs preventive/routine maintenance of hand tools and other machinery which may include, but not be limited to, mowers, brush cutters, chainsaws, weed whackers, etc.

Occasionally performs traffic control functions at job sites.

Familiar with and executes safe work procedures associated with assigned work.

Maintain effective working relationships with other employees and the public.

Knows and enforces material disposal policies and procedures at the landfill.

Performs related work as required.

Licensure/Certification Requirements

Possession of a valid NH operator’s license.

Other Training, Skills and Experience Requirements

A working knowledge of building maintenance, repair methods and requirements. Good knowledge of work standards and practices in various building trades. Preventive maintenance programs, ability to inspect and evaluate the work done by skilled tradesmen.

At least six months experience performing laboring, grounds or building maintenance work; Or any combination of education and experience which demonstrates possession of the required knowledge, skill and ability.

Summary of Occupational Exposures

May be exposed to herbicides, pesticides, fuels, paints, solvents, hydraulic fluids, and fertilizers.

May be exposed to long periods of sunlight.

May be exposed to poison ivy, oak, or sumac, and insects such as wasps, hornets, bees, etc.

Other Considerations and Requirements

Work assignments of a repetitive nature, once learned, can be executed under general supervision. Senior department personal to insure accuracy and completeness of assignments may constantly check work.

Work often involved heavy physical exertion in extremes of heat, cold, and wet weather.
