Schedule of works and Specification

The following specification of works relate to the two tenders for:

  1. The refurbishment of an existing workshop “Refurbishment”
  2. The fit out of a deer/boar larder within the existing workshop. “Larder”

This is in one document to give bidders the information of how the project will work. The specification outlines how the two work packages are split by stating either “Refurbishment” or “Larder” against each work package. For some work packages both refurbishment and larder apply.

Description of works

Preliminary and preparation work:

To Provide the necessary site safety fencing and welfare facilities, to erect all necessary scaffolding and provide all risk assessments and method statements for the works, especially the working at Height requirements.

Building works- Refurbishment

  1. Remove internal linings to the kitchen, Office and whites areas in preparation for the installation of internal lining works.
  2. Remove window at D14 and prepare opening for food safe roller shutter and finish with all necessary trims etc.
  3. Form new door openings to toilet and shower including all lintels and temporary support and remove glazed aperture from rear of proposed drying room.
  4. Brick up existing doorways to toilet and shower areas to match existing and finish with three coats of matt emulsion.
  5. Brick up existing glazed aperture backing on to proposed drying room.
  6. Form new drying room complete with taped and jointed external surface finished with 3 coats of matt emulsion. Internally line out with aqua board and be taped and jointed. Allow for 1 No 30mm tubular steel rail for hanging side to side within area.
  7. Build up and finish around reveals of ‘whites’ room external window, re finish and redecorate

Drainage- Refurbishment

  1. Aco Modular 125 sloping invert channels in stainless steel 304
  2. Incorporating discreet channel gullies complete with sediment baskets and 110mm outlet foul air trap
  3. Connect up to existing salt glazed drainage system including all making good. Form new inspection chambers as required.
  4. RSL or similar approved resin screeds laid to falls as shown, including 225mm skirting upstands and fillets.
  5. Install complete drainage system including any excavations, breaking up of existing concrete as required. Below ground install 110mm uPVC drainage runs from the new channels and sink positions etc and connect up to existing system. Include for all inspection chambers.
  6. Form wet room floors to the Drying and whites areas

Walls & Ceiling- Refurbishment & Larder

  1. Supply and install the Kingspan KS1100 CS thermal insulatedpanels, 125mm thick in chiller areas and 80mm thick in preparation area, supported by galvanized steel frame, sat on blockwork coursed base as section AA.Larder
  1. The composite panelled preparation walls and ceiling as shown,which will form the entire preparation, chiller and Offal storage areas. Line out the Office and Whites area, with 50mm food safe KS1100 CS panels.The support frame for these, is to be the same unit as supports the rail system and will be mounted externally of the panel system. All panels are to be food safe quality and finished in white.- Larder
  2. Replace existing suspended ceiling tiles to entry and kitchen area and clean down existing frame work.- Refurbishment
  3. Install new 600 x 600 grid suspended ceiling to Office, Whites, toilet and shower areas. Tiles to be insulated and fire retardant water/moisture resistant.- Refurbishment

Flooring system- Refurbishment

  1. Diamond grind the workshop floor surface, to the full extent of the proposed preparation, Offal store and chiller unit areas. Re seal prepared area with RIW paint- on DPM. Prepare base locations for rail system supporting framework.
  1. Form hollow concrete blockwork walls to base of composite panels. Fill pots with RC32/40 concrete with 4/10 aggregate include 8mm re bar pins secured into existing concrete floor.
  1. Infill area with 100mm rigid polyurethane insulation, over which lay A252 fabric reinforcing including plastic 40mm cover mesh men, before applying fibre re reinforced RC32/40- 4/10 aggregate. Laid to falls of 1:80 or as shown to ACO modular drain system. Allow 6-7 mm for the trowel finish Synthetic resin screed.
  1. The Synthetic resin screed is to be seamless, VHD synthetic non slip resin flooring system designed and to have demonstrated excellent performance in wet food processing environments and in areas subject to severe thermal cycling, especially within the harsh conditions often present in abattoir and meat processing facilities. It must allow seamless formation of the 250-300mm high skirtings and upstands.
    The resin floor screed will be subjected to high temperatures and steam cleaning so must offer first class performance in these aggressive environments.BS8204-6 categorises these floors as Type 8 (highest rating) and must be suitable for use in very heavy duty working environments with an anticipated life span of 10-12 years. The type backed by recommendation evidence must be approved by the CA before commencement of works.
  2. This new structural flooring is to be continues, set to falls to drainage points, throughout the Chiller, Preparation, Offal, kitchen, office, whites, shower and toilet areas. Incorporating a wet underfloor heating system to the office, shower, toilet and white room areas.

Doors- Refubishment and Larder

  1. Supply and install the following doors, with each door being a minimum of 838mm clear opening.- Refurbishment
  2. The main preparation area door D1, chiller exit doorway D2Offal store external doorway D14 are to be a food safe cleanable electronic roller shutter door with internal and external operating mechanisms. Ensure the units are fully supported by the framed U beam structure support system.- Larder
  3. Supply and install sliding food safe door to chiller area D11.- Larder
  4. Replace 2 No external doors and frames D3D4, with IG steel security doors with multi point locking, or similar approved. Complete with lock/ latch sets. D4 is to be fitted with a panic pad for use as an emergency exit.- Refurbishment
  5. Remove D5 complete- Refurbishment
  6. Replace D6,D8, D9D10 with full height double glazed white UPVC food safe doors and frames complete with latch/ lock sets.- Refurbishment
  7. Replace D12D13 with full height solid panel UPVC food safe doors and frames complete with latch/ lock sets with internal indicator latch.- Refurbishment
  8. Supply and install a food safe double glazed uPVC door and frame complete to position D7, with a 20mm maximum threshold, fully sealed.- Larder

Rail system & hoists- Larder

  1. Supply and install the aluminium or Stainless steel captive roller rail system complete with all supporting framework to take 250kg point loadings min. All support systems are to be fully tested, labelled and certificated before final completion. Any steel framing U beams are to be hot dipped galvanized finish.
  2. Create 4 No independent preparation stations each fitted with electric IP65 rated Demag or similar approved winches, mounted within the preparation area, above the rail system but below the insulated ceiling. Formation of inset boxed housings will be considered suitable but must be large enough to allow maintenance and repair. Each winch must be capable of lifting 250 kg + and have an integral system to hold each captive roller, which when in raised position will allow the roller to track along the rail system . Provide all necessary support structures complete including sealing around any protrusions.
  3. Allow for drop down rail extensions to the entry doorway and the exit doorway. These are to allow the roller shutter doors to operate and then to extend the rails out for loading off loading operations. These drop down rails are to come complete with a handling and operating system for raising and lowering. At the entry and exit points there are to be 3 No further IP65 Demag (or similar approved) winches with lift capacity of 250kg +
  4. Supply and install a compatible in line scales within the rail system, adjacent to the offal store doorway. Provide two IP65 display screens, 1No within the office and 1 within the preparation area.
  5. Support steelwork shall be to BS EN 10025, blasted clean before SA 2.5 galvanized. The steelwork contractor will provide fabrication drawings including details of connections and provide structural engineering design certification for the structure prior to erection on site.

Refrigeration equipment- Larder

  1. To be designed and installed by specialist sub contractor to achieve an operating temperature of between 2oC and 4oCwithin the Chiller and Offal store areas. Refrigeration equipment must be able to cool minimum of 350kg of carcasses at 20oC to 4oC within 12 hours.

Plumbing- Refurbishment

  1. Supply and install 1 No stainless steel, double bowl, double drainer stand alone catering sink to preparation area. Complete with catering RADA sensor hot & cold taps, traps and flexi waste pipe.
  2. Supply and install a 25kw LPG Combi boiler to supply hot water to the two stainless steel sinks and pedestrian sink within the preparation and kitchen areas. Install the necessary manifolds and equipment for the wet heating system. Install to high pressure steam line complete with two outlet points and one inlet point as shown. underfloor heating at Toilet & Shower areas.
  3. Plumb in and fit the two FC supplied hose reels at high level within preparation area.
  4. Remove toilet and shower equipment as required to toilet and shower areas. Once flooring is completed, reinstall toilet and shower equipment complete. Any replacement equipment required will be supplied by Forestry Commission.
  5. Plumb in a bib tap to the vehicle area, fixed to the brickwork (ST)
  6. Supply and install a 1000mm kitchen sink and base unit, 1 No base unit covered by worktop between sink and wall return. Plumb in the kitchen sink with hot and cold water, along with all waste and drainage to nearest SVP.
  7. Plumb in a cold feed and waste traps/fittings ready for the installation of a washing machine.

Electrical works- Refurbishment

All electrical works are to be designed and installed by an NICEIC or ECA installer

  1. Check loading of existing supply cable feeding across workshop area, to ensure its capacity. Supply and install a new distribution board, sited within the office area.

Wiring from this position to every outlet is to be in sealed conduit.

  1. Supply and install a 4 No saw and 8 Knife UV steriliser unit complete, adjacent to the sink within the preparation area. Providea IP65 fused spur and all electrical works.
  2. Install 12 No ceiling mounted IP66LED bulkhead fittings within preparation area to give an illumination level of 500 lux at 800mm above ffl.
  3. Supply and install 8 No wall mounted IP66 LED bulkhead fittings within the Chiller area to give an illumination of 250- 400 lux at 800 above ffl. To exit door install IP65 bulkheads to either side of the doorway 2 No, on movement activation sensor.
  4. Install 1 No IP66 LED bulkhead fitting with movement activation sensor to the Offal store area.
  5. Install an in line time delay extractor to shower, drying room and toilet area piped to the north wall by 110mm uPVC duct complete with S/s fine mesh external louvres.
  6. Allow for the connection of the refrigeration chiller units, and 2 No roller shutters, 7 No Demag (or similar approved hoists). Each with their own fused spurincluding all necessary wiring and control gear.
  7. Supply and install LED bulkhead lights to each of the positions shown.
  8. Install 9 No new double 13amp sockets in the positions shown on the electrical drawing.
  9. Provide 4 No daylight and motion sensor LED flood lights to Southern and Western elevations.
  10. Connect the in line weighting scales and two display screens as required.

Security System- Refurbishment

  1. Install security alarm system to National Security Inspectorate standards, with the system covering all entrances and windows.

Decoration- Refurbishment

  1. Rub down and redecorate all remaining joinery, including all doors and windows, internally and externally. Redecorate with two coats of Sadolin Superdec.
  2. Clean down all remaining walls within the Western ‘wing’ and re emulsion with two coats of vinyl matt emulsion.
