Overall Purpose
The Housing Management Co-ordinator will support the Landlord Services Manager in the delivery of an efficient housing management service across Look Ahead’s supported housing portfolio. Thekey priorities of the rolewill be to maximise income collection, provide support on complex ASB cases and work alongside Operations staffto advise and support them to help customers to sustain their tenancies.
The post will work closely with Operational managers,the Head of Performance and Implementation and the Finance and Property Services teams.
Key Responsibilities
The post-holder will be required to demonstrate strengths in all indicators set out in Look Ahead’s MiddleManagement Competency Model. More specifically, the post-holder will be required to:
- manageand motivate a team ofHousing Officersand ensure targets are set and met across a range of housing management KPIs and proactively manage performance to achieve those targets
- adviseoperational teams on their support-related arrears management activities, taking direct control of higher level and more complex arrears cases
- review and update housing management policies and processes as appropriate.
- ensure that Look Ahead complies with Civil Court procedures.
- support the Landlord Services Manager with other tenancy management activities as required including: dealing with suspected subletting, decanting of properties for sale or reuse, supporting the operational teams in dealing with more complex ASB situations
- work with the Property Services and operational teams to ensure that voids are turned around quickly and void losses minimised, that decanting is facilitated where required and access obtained to carry out gas safety checks
- centrally administer all new tenancies and sign ups to ensure that all tenancies in use are correct, appropriate to the service andcontain accurate rent and service charge information and are in accordance with Look Ahead’s agreed policies
- advise on rents and service charges for new services
- work with the Implementation team, Landlord Services Officer and Special Projects Co-ordinatorto ensure the effectiveimplementation or deimplementation of accommodation-based services, minimising income loss to Look Ahead
- identify the need for and manage regular data cleansing exercises within Genero
- any other tasks or special projects as needed to deliver the service

Technical skills, knowledge and experience

Grade M1
2013/14SalaryRange £25,000 - £38,000 + membership of Middle Managers PRP Scheme. Benchmark salary is £33,000per annum
