Purpose of the job
To manage the clearance & cleaning of void properties, including maintenance of gardens and/or communal spaces associated with void properties, which will include loading items onto vehicles and driving to various locations where they will be unloaded. Duties within this role will also include other miscellaneous works relating to properties, communal areas, and open spaces on housing land.
TheSupervisor will manage the staff team delivering this work including volunteers and Operatives funded through an ESF supported employment programme.
This work will often involve working in restricted, unpleasant, inclement conditions.
Summary of main responsibilities
Main Duties
Carry out clearance and cleaning work of properties vacated by tenants prior to repair or refurbishment works being undertaken.
Remove items of furniture and other personal possessions for either storage or disposal. Items will be removed from all floors including lofts and gardens, onto appropriate vehicles or skips, etc and to thoroughly clean the property.
Follow inventory lists of property goods to be removed for safekeeping and ensure that such property is handled and loaded onto vehicles in a manner that is not detrimental to its condition and safely unloaded for storage
Deal safely with and dispose of drug related paraphernalia.
Remove all reported Graffiti.
Undertake horticultural practices necessary for the clearance and restoration of gardens and open spaces associated with void and other council owned property.
Use a variety of cleaning chemicals in compliance with the COSHH regulations, associated cleaning tools and equipment, small to medium hand and battery tools, gardening equipment, and any other equipment to facilitate the restoration of the property to a habitable condition.
Enter loft spaces and carry out visual conditions, clear belongings whenever necessary.
Undertake a variety of DIY works associated with clearance and cleaning tasks.
Support and superviseProperty Clearance Operatives (some who will be funded through an ESF supported employment programme) to deliver the requirements of the service. The supervisor is responsible for leading the tasks to ensure a good quality result. The role involves developing enhanced levels of motivation and self-confidence through team building and a sense of achievement, with a view to improving participants chances of securing long term employment.
Train and support Property Clearance Operatives and volunteers in the delivery of the service and in the correct use of tools/equipment and safe working procedures.
Ensure contracts are effectively and efficiency planned, delivered on time, to budget and to the highest quality.
Be responsible for vehicles, tools, equipment, storage, carrying out and recording routine checks, driver log sheets, maintenance and washing as applicable and as necessary to comply with statutory requirements.
Work flexibly as part of a team and across teams, including occasional weekend working.

Person Specification
Essential
/ DesirableKnowledge & Experience /
- GCSE/NVQ Level 2 or equivalent qualifications and/or some practical experience in a similar role/environment.
- Demonstrate previous experience, management and ability of delivering similar contracts and an understanding of the requirements and duties of the role.
- A working knowledge of and the ability to carry out, train and supervise others in a wide variety of DIY tasks.
