JOB DESCRIPTION:

Summary of Job Scope and Expectations:

The Facilities Maintenance Specialist provides facility maintenance support to Operations by training and coaching Operations associates on resolving facilities issues. This position responds to Operations facility and equipment issues, investigating the situations and resolving the issues with focus on issues affecting multiple stores. The Specialist oversees any repair work required to ensure all work meets quality requirements and is provided in a timely and cost effective manner.

Descriptions
·  Works closely with Operations leaders (RDOs/ACOs) in two Regions on facilities maintenance, ensuring stores are maintained and repairs are executed in a timely and cost effective manner. Responds quickly and effectively to Operations leaders to resolve maintenance issues, particularly those affecting multiple stores, to avoid interruption of store operations and protect the safety of guests and associates.
·  Assists Facilities Managers in selecting regional vendors to provide preventative and requested maintenance and repair services to all assigned stores on a prompt and effective basis. Ensures all repair work performed meets code requirements.
·  Trains and coaches Operations managers on facilities maintenance and repair. Develops preventative maintenance programs that enable store managers to handle routine, minor, and urgent situations. Trains Operations managers on repair programs and vendors and also supports their efforts to make repairs on their own.
·  Assists Facilities Managers in projecting and managing budgets and costs for maintenance and repair programs related to mechanical, electrical, plumbing, and equipment issues and capital planning for store remodeling and equipment replacement.
·  Supports Facilities Managers in crisis situations by responding to emergencies, inspecting equipment and systems and providing solutions.
·  Coordinates with landlords and with Facilities to implement new codes and lease improvement requirements within assigned Regions.
·  Communicates effectively with Operations leaders on the status of repair situations and anticipated completion of all maintenance and repair projects.

JOB REQUIREMENTS:

·  Bachelor’s or Associate’s degree in Business, Facility Management, Construction Management or related field required; certifications in applicable skilled trade areas (e.g., HVAC) preferred

·  Minimum five years of facilities maintenance experience, preferably in a retail/hospitality environment

·  Successful completion of annual store training

KNOWLEDGE, SKILLS, AND ABILITIES:

·  Broad knowledge of facilities maintenance and repair (electrical, mechanical, refrigeration, plumbing, carpentry, HVAC, and general construction)

·  Strong computer skills, including knowledge of Microsoft Office Suite and tracking software

·  Strong written and oral communication and interpersonal skills

·  Ability to multi-task

·  Ability to work effectively with facilities service vendors and with Operations leaders

·  Ability to embrace change and continuous learning

WORK ENVIRONMENT:

·  Office conditions; travel (local and overnight) to stores within assigned Regions: 50% - 60%; work flexible hours, including nights and weekends; ability to climb on roof approximately 40 feet high and lift 50 lbs.
