DIRECTOR OF BUILDINGS ANNUAL REPORT – JUNE 9, 2015

Below is a recap of the work completed thus far during the Spring of 2015:

  1. The major project for this spring was to have the driveways repaired and seal-coated. In addition to the driveways that were repaired last fall, we had 4 additional driveways that needed repair this spring. Jet Black seal-coated all 106 driveways on June 8th and June 10th. The parking areas will be done June 16th.
  2. Earlier this spring, we had 4 more sidewalks that were stabilized and raised by Metro Concrete Raising, Inc. In addition to raising the sidewalks to the appropriate level, they also fill the void under the sidewalk. They drill small holes in the concrete and use a material that contains portland cement to help solidify the underneath portion of the sidewalk.
  3. Air Supplied Technologies was here on May 26 and 27 to clean 39 dryer vents. I think he did a good job as he was sure full of lint when he completed each vent. We were not lacking for lint as his bag was also full. A word of caution to homeowners is to check the next time you are drying clothes to make sure the flap at the end of the vent line is opening properly.
  4. Curb to Curb was here on May 18th to sweep the main roadway through the complex. He came back last week to repeat as they forgot to do the parking areas.
  5. ABC Construction has been out 4-5 times to do minor repair work such as repair panels under porches that were blown off this spring and also to tend to a water leak.
  6. Howard Nissen repaired and repainted the drop off box. It looks great!!!
  7. Items to be completed during the summer include: 7 additional sidewalks need to be raised. I know there are more than 7 but these are the ones in most dire need as determined by the Board on our annual walkthrough conducted on May 11th.
  8. It was brought to the Boards attention that the foundations need to be scraped and repainted. We have approximately 50 that need attention. We are in the process of getting a bid on this project but the $200.00 quote so far is cost prohibitive. If anyone is handy with a paint brush and would like to volunteer and lead this project let me know.
  9. We have 2 sidewalk repairs that need to be done and hopefully we can take care of that later this summer.

Director of Grounds Quarterly Report June 9 2015

  1. LANDINGSCAPING
  1. The walkthrough inspection by Weston Woods Board Members conducted on May 11 2015 and the results were posted to Weston woods web site by house number. Three separate lists were made up as follows. 1. Shrubs/trees replacement list. This list of the shrubs/trees inspection on May 11 2015were 56 shrubs and 2 trees that were candidates for replacement. Another inspection on May 28 2015 was made by myself and Dave Beer (Our Lawn service provider) to verify thelist and now the list is 49 shrubs and 2 trees. The two trees could change to 1 because the three small arborvitaes that replaced a large pine tree may still have a small chance of recovery. 2. Landscaping repair requirements. Items such as retaining walls repair, top soil and rocks in areas. Repair/replacement of damaged edging. 3. Dog damage to lawn. Thanks to all Homeowners this list is smaller than last year. (only 5) Only one has not been repaired because of the death of homeowner. I think that in a short time the grass will cover the small round spots.
  2. Our Lawn was mowed the first time on Friday May 8 2015 and will be mowed every Friday through October weather permitting.
  3. Core Aeration to reduce thatch accumulation was also completed and fertilizer was applied on May 15 2015.
  1. IRRIGATION a. The irrigation system was turned on and checked. Repairs were made and now the system is operating well. We are still operating the water system one half on even days and one half on odd day. If anyone knows of any problems with our irrigation system please telephone my cell 612-220-8790 or send request form.
  2. LAND SCAPE LIGHTS

David Rugg is performing an outstanding job in maintaining our landscape lights. If anyone is having problems with landscape lights please submit a request submission on our web site and I will let Davis Rugg know.
