The property is located on the Old Frensham Road which is a rural land running south from its junction with the A287 in the centre of Lower Bourne towards the Reeds Road which connects the A287 in the west with Tilford Village in the east. Lower Bourne now forms part of the built-up area of Farnham but retains its village character and is a popular residential area. There are local shops and amenities in Lower Bourne whilst Farnham town centre is approximately 2 miles to the north.

Farnham is some 40 miles from central London being located between Guildford (12 miles distant) and Winchester (25 miles distant).

Farnham is well connected to the main major trunk road network whilst Farnham mainline Railway Station provides a regular service to London (Waterloo) with a typical journey time of 50 minutes.

THE SITE:

The subject site is undulating in character and retains many trees mainly pines. A short to the south are the Bourne Woods and a little further on an extensive area of former pine woodland which has recently been cleared and restored to heathland habitat by the RSPB.

The site area extends to some 0.70 acres (0.28 hectares). The site is of regular rectangular shape but it is steep rising from the road frontage towards the west where the boundary is to Ridge House. There is a residential property to the north of Old Frensham Road frontage but the site to the south is undeveloped. On the opposite side of Old Frensham Road is a substantial older style house, 19 Old Frensham Road.

There is no vehicular access to the site, the lower part is reasonably clear of trees but the upper part is heavily wooded with conifers. We are advised that the sub soil is of sandstone. The site is well fenced and boundaries are clear.

PLANNING:

The property is located in an area administered by Waverley Borough Council and planning policy is contained on the Waverley Borough Local Plan of 2002 with policies saved in the Local Development Framework.

According to the proposals map on the Local Plan, this area is subject to policy cap BE3 ‘South Farnham Area of Special Environmental Policy’. This Policy states that new development for housing will not be allowed within the area of South Farnham shown on the proposals map if the council believe that the development would lead to:

a.  erosion of its semi rural character

b.  be out of keeping with the scale, pattern and density of surrounding development

c.  detract from the well wooded appearance of the area

d.  lead to pressure for the fragmentation of other development

e.  result in the loss of ‘hedges or walls’

The area is not subject to any other policies to the best of our knowledge.
