2018 Season –CAMPGROUND RULES & REGULATIONS

Keeler Bay Campground rules and regulations have been developed to insure an enjoyable experience for all campers. Keeler Bay Campground assumes no responsibility for any accident or injury to person or property resulting from any non-compliance with these rules and regulations and requires that campers make every effort to maintain a safe environment for all.

Keeler Bay Campground operates a seasonal campground that hosts trailers and RVs and the seasonal ambiance must be maintained. Our camping season begins May 1 and terminates on October 15 for the 2018 season. As such, all sites must be maintained in such a manner as to allow for mobility of all vehicles and/or structures. Management will strictly regulate all add-on items such as porches, decks, storage sheds, skirting, TV dishes, etc. Any modification to any campsite requires prior management approval. Please note that the following rules apply to both “seasonal” and “overnight” campers.

No one shall identify Keeler Bay Campground as their legal residence from October 16, 2017 through April 30, 2018. Campers, recreational vehicles, and boats may be stored for a fee during the off season. Access to personal belongings between October 16 and April 30 may be granted at the discretion of management.

Modifications or amendments to these rules and regulations may be adopted as necessary with prior written notice to all campers.

All seasonal campers must be in possession of a current PERMIT for the current camping season allowing use of the facility. If any camper is delinquent on any fees due or is found in violation of any of these attached Rules and Regulations the seasonal permit may be revoked and the camper may be asked to leave the property and remove all personal belongings. If the camper does not remove all personal belongings upon request of campground ownership, the ownership may remove the belongings at the expense of the camper in accordance with the laws of the State of Vermont, including without limitation, Chapter 138 of Title 9 of the Vermont Statutes Annotated and 9 V.S.A. § 4452(7).

REGISTRATION

·  Seasonal Registration -A deposit of 25% of the unadjusted seasonal rate is due by October 15th, with 25% due January 1st, 25% March 1st and the entire balance due by May 1st.

·  Non Payment - Any non-payment by the stated date will be considered notice that the camper intends to vacate and may result in removal of all belongings from the site, within two weeks of non-payment.

·  Extending Check-Out Time -If a camper wishes to stay longer than the designated 12:00 p.m. noon check-out time, he or she must make a specific request with Management and get approval for each occurrence. Check-in time is 1:00 p.m.

Visitors

·  ALL visitors must register with Management and receive a car pass. You are responsible to see that they do. This will be strictly enforced.

·  Campers are responsible at all times for their guest(s) as well as their children and their pets.

Family Unit

·  A “family unit” will be considered two (2) adults and two (2) children, unless approved by Management. Others staying overnight on a campsite, even though they may be related, are considered visitors and may be subject to additional charges. Identification of all persons related to site occupancy must be made with Management.

Valuables

·  Keeler Bay Campground is not responsible for any items damaged, lost, or stolen from within the boundaries of Keeler Bay Campground and Marina property

Fire Safety

·  Fires must be made within a secure structure and a water source must be available for immediate control of any fire at all times. Seasonal campers are required to clean their own fire areas of debris when it is completely cooled and can be done safely. Firewood must be stored neatly under your deck, camper, or RV.

·  NO UNATTENDED CAMPFIRES ARE ALLOWED. DISPOSE OF ASHES PROPERLY.

·  GASOLINE SHALL NOT BE USED TO START FIRES.

·  NO TREES OR VEGETATION FROM THE CAMPGROUND MAY BE REMOVED IN ANY WAY.

Campsites - General Use

·  Do NOT cut through other campsites.

·  Campsite perimeters are defined by sewer connection to sewer connection and road to electric/water posts. All vehicles and structures must maintain at least a 24” setback from all utility posts.

·  No appliances will be permitted outside the confines of your camper.

·  Disposal of any waste-water must be within the septic collection system. Any dumping directly onto or in the ground is grounds for immediate termination of your rental and you will be asked to leave the park and remove all personal belongings.

·  Clothes Lines - A clothes line may be erected within the confines of the rented campsite, provided it is not deemed unsightly and it in no way interferes with the operation of the campground, as determined by Management.

·  TV Dish -Any TV dish or antenna should be mounted to one’s camper or RV. The location of any such device must never interfere with the smooth operation and maintenance of the campground. Further, anyone wishing to install a TV dish MUST obtain approval from Management. Keeler Bay Campground will not be liable for any damage to a TV dish (or related equipment) that might occur during normal operation of the campground.

·  Screen Rooms / Canopies -All enclosed screen rooms are limited in size to not greater than 10 feet wide by 10 feet long by 9 feet high. Only one screen room / canopy is permitted per campsite. Screen rooms are not permitted to be closed in with plastic or tarps. Screen rooms must be kept within the confines of the rented campsite and be portable.

·  Decks -The building of decks by campers is prohibited. The design, purchase of materials, and the construction any deck will be performed by Keeler Bay Campground’s designated subcontractor. Only one deck is permitted per campsite. Decks must be kept within the confines of the rented campsite and be portable.

·  Stairs at Campers - The building of wooden stairs is permissible at the discretion of Management. Stairs shall be constructed of pressure treated wood and/or covered with outdoor carpeting and must maintain dimensions of not more than forty (40) inches in any direction.

·  Storage Sheds -Storage sheds should be uniform in appearance and should measure no more than thirty-two (32) cubic feet (i.e. Rubbermaid, 5’ X 2’ 8” X 3’ 11”). Every attempt shall be made to place storage sheds as inconspicuously as possible on each site keeping in mind the variables of each unit and each site. Storage sheds must be kept within the confines of the rented campsite and be portable.

·  Tents - Tents on rented campsites are not permitted unless approved by Management. All tents must be taken down when not in use.

COMMON FACILITIES

Bathhouse

·  Bathhouse will be cleaned on a regular basis. Everyone is responsible to help keep the bathrooms clean as a result of his/her usage.

·  Children under ten (10) must be accompanied by an adult at all times.

·  No playing or loitering is allowed in and around the bathhouse.

·  Do not dispose of anything other than toilet paper in the toilets.

·  Do not wash dishes or laundry in the bathhouse.

·  Do not remove anything from the bathhouse, including paper products, soap, hot water, etc.

Shoreline

·  Campers assume and acknowledge the risks associated with all recreational and sports activities they participate in at Keeler Bay Campground. Campers and guests participate in water activities AT YOUR OWN RISK.

·  No lifeguard is provided. Safety and behavior of all swimmers is the responsibility of the registered camper.

·  All adults should set a good example for others (especially the children) that use these facilities.

·  You must accompany your visitors at the shoreline at all times.

·  For obvious safety reasons, everyone is asked to walk at a slow pace along the shoreline.

·  Children under the age of 14 must be accompanied by an adult at the lake shore at all times.

·  Fishing from the docks will only be allowed in limited areas as shown by the signs on the docks

Vehicles

·  The MAXIMUM speed limit is 5 MPH within campground boundaries.

·  Up to two (2) cars are permitted per site, to be parked immediately adjacent to your camper. Additional cars may be parked in the overflow parking field, with permission of Management.

·  Boats, trucks, and other large vehicles will be regulated by Management.

·  Mini-bikes, motor bikes, and motorized scooters are prohibited within campground boundaries.

·  Motorcycles may be used to exit and enter the park only.

·  Two (2) vehicle passes will be given to every seasonal camper. The hangers are to be displayed from your rear-view mirror at all times while on premises.

·  Campers must have a valid driver’s license in order to operate any vehicles within Keeler Bay Campground.

·  Campers must provide Management with a copy of proof-of-insurance for any non-street-legal vehicles to be operated on the property.

Quiet Hours

·  Quiet time is observed from 10 p.m. to 7 a.m. every weeknight, and 11:00 p.m. and 7 a.m. on weekends and holidays. Voices and noise must be at a minimum during these hours. All activities during this time shall not interfere with the comfort of and quiet enjoyment by other campers.

Garbage

·  The campground dumpster is for regular household trash that is generated on a daily basis on your campsite. You will be charged or asked to leave the park for disposing of any items that are not generated from the daily use of your campsite.

·  Disposal of all other waste materials is at the discretion of Management.

·  Waste materials may not be disposed of outside of the dumpster, in any wooded areas, or in any fire areas.

·  No burning of trash is allowed.

·  Recycling will be handled by Management.

Safety

·  Dial 911 for all emergencies at the campground – our address is 456 US Route 2 South Hero, VT.

·  Possession and/or use of firearms, fireworks, air rifles, sling-shots, bows and arrows, or any potential weapon is expressly prohibited.

·  Bicycles, roller blades, skateboards, etc., may only be used on the roadways and in a responsible manner, during daylight hours only.

·  Horseshoes, darts and/or other similar type games must be played in safe areas, well away from campsites.

·  Children under the age of 10 years old must be supervised at all times.

Animals

·  Only Domestic Pets are allowed.

·  No more than two (2) pets will be permitted per campsite.

·  Pets must be under control at all times, with walking animals under leash control.

·  Dogs must be attended at all times and never left alone.

·  Dogs must be walked along the roadways and owners must immediately clean up after their dogs throughout the campground.

·  Any animal that has bitten a human or other animal is prohibited from the campground.

Boat Trailers

·  Storage of any boat trailers on-site is strictly regulated by Management. Trailers and boats shall not be stored on campsites.

Site Maintenance

·  It is expected that all campers will maintain a neat and orderly appearance of their site. Keeler Bay Campground wishes to maintain a clean, safe, and well-kept facility.

·  For seasonal campsites - Lawn maintenance within the confines of the rented campsite is the responsibility of all seasonal campers. All lawn maintenance must be performed regularly and in a safe manner that allows for minimal impact to the quiet enjoyment by others.

·  For monthly campsites - Lawn maintenance will be performed by KBCM.

·  Seasonal Campers may not bury any utility line – including electric, water, telephone, television, and any other utility lines.

·  No other holes or trenches may be dug on any campsite.

·  Campground Tools & Equipment -No tools or equipment of any kind shall be borrowed from Keeler Bay Campground or its Management.

Selling of Campers and RV’s

The on-site marketing for sale of any camper or RV is expressly prohibited. Requests for sale or transfer of RVs can be made to Keeler Bay Management. All requests will be considered on a case by case basis. There shall be no appeal of a decision from Keeler Bay Management.

Peaceful Enjoyment

The actions, activities, and/or behavior by campers should never disturb or interfere with the normal routine and/or comfort level of other campers. Abusive confrontations between any campers/visitors/Management (including language that is profane, vulgar, obscene, loud, or threatening in any manner) may result in your being asked to leave the park and remove all personal belongings.

·  Following is a partial list of conduct which may result in your immediate loss of the privilege to camp at Keeler Bay Campground:
