SPA WOES

The first repair job for the Spa was a broken pipe at the junction of the garden bed and the pool pump room wall. The broken Spa pipe was the lowest pipe in the pit that had to be dug around all the other pipes.
The second repair job for the spa was a broken pipe under the decking boards closest to the spa. This meant lifting the boards and then having to replace them. To be commenced early October.
Both repair jobs have been caused by the ground movement resulting from the piling in the next door property. Watpac have been very quick to pay for the repairs and most co-operative in our dealings on the matter.

Managing the conflict
In my view, if we are going to have buildings that continue to have a mix of owner occupiers and investor owners, it is in the interest of the building to have someone who can exert some control and influence over the conduct of the parties for the better of the building. This is where a resident building manager can step up and be a great asset to the building as they can unify the investors towards common goals that benefit the building and may also align with the goals of the owner occupiers (of which the resident building manager happens to be one). A resident building manager is uniquely placed, as their own personal interests overlap with the personal interests of both owner occupiers and investors.
No matter how jaded the owner occupier, or Scrooge-like the investor, neither can deny that the resident building manager is personally interested in maintaining the building to a high standard to increase the chance of higher rental returns, which is a win-win for all concerned. The same cannot be said for off-site letting agents. Owner occupiers and investors alike do themselves a disservice if they overlook the benefit of making the most of the personal interests they share with the resident building manager and instead foster an environment that is hostile to the resident building manager.

Not much visible change. Piling continues 6.30am to 3.30pm 6 days a week. Only 5 more weeks of piling left.

Just a reminder with the warmer weather already here

About this time every year we send a reminder to everyone to be considerate of the use of their balconies and consider the impact they have on those around.

1.  Noise carries. Your conversations can be heard accurately by those above below and beside. They can even hear you inside their apartment. So consider carefully what you are saying and how loudly you are saying it.

2.  Smoke Travels. We are a non smoking complex. There is one designated smokers area at the front entrance. I can attest to how far smoke travels. I am a non smoker and the smell of smoke makes me nauseous. Please remember that I am trying to work whilst you are doing your best to make me throw up in my office. To everyone that smokes on their balcony. Good you are not doing it inside the apartment, but please be aware of where the smoke is heading. No one else enjoys your smoke as much as you do! No one…..

3.  Glasses and Alcohol in common areas. We all know not to take glass into the pool area because a breakage means a very very expensive clean up bill for you. Plastic is the best choice here. Alcohol should not be consumed in the pool area either, that means beer in beer bottles, wine and champagne in glass bottles. We are not going to be mean about this, but leave it up to you to be responsible in your consumption of alcohol around bodies of water and children.

4.  Tis the party season and a time to enjoy our lovely facilities and outdoors. Please think about the impact your good time is having on your neighbours and be considerate of their needs as well. Do this and we will be a big happy harmonious neighbourhood.
