YEAR Short-term Lease Agreement

This agreement is between (landowner) & (tenant), for the lease of certain parcels of land for the purpose of growing: list crops here.

1.  The parcel(s) contained in this agreement are described as follows:

acre(s), with the possibility of expansion, if suitable, up to more acre.

2.  The term of this lease shall be from date to date except as terminated earlier according to the provisions below.

3.  The tenant agrees to pay a lease fee to the landowner of $ per acre. The tenant agrees to pay such sum at the beginning of date and on the anniversary thereof unless mutually agreed. This lease fee may be renegotiated annually.

4.  Permitted Uses: The tenant is permitted all normal activities associated with the above purposes, including but not limited to: The implementation of fencing on proposed acre if needed; storing of a tractor on proposed acre and a few other farm tools; right of way to the proposed acre.

The tenant agrees to employ standard best management practices. It shall not be considered a default of this lease if weather or other circumstances prevents timely practices or harvesting.

5.  Prohibited Uses: The tenant shall not, unless by mutual agreement to the contrary engage in any of the following activities on said parcel:

Employ the use of any synthetic chemicals on the proposed acre or anywhere on property. Only the use of OMRI certified amendments. The only activity to be performed by tenant is the activity of farming.

6.  The tenant agrees to prepare an annual management plan for review by the landowner, complete annual soil testing, and apply amendments as indicated at the tenants’ expense. The tenant agrees to properly dispose of trash and waste. The tenant further agrees: That all fencing materials will be removed when lease is complete. All fencing implemented by tenant belongs to tenant.

7.  The landowner agrees to pay all taxes and assessments associated with this parcel and also agrees to, if seen, to control any predators to crop. If deer need to be culled it is the responsibility of the tenant (farmer) to contact the Wildlife Management to pull permits for a legal kill of deer out of season.

8.  The Farmer also agrees to provide the landowner with proof of liability insurance coverage.

9.  The tenant may terminate this lease at any time with a one month notice to the landowner.

10. Landowner may terminate lease agreement if they pay one half the value of the harvested agricultural crop to the tenant. If the crop is not harvested by landowner the landowner will pay the amount, to the date of eviction, that the tenant has invested in the proposed acre.

11. Any disputes occurring from this lease may be resolved by standard mediation practices, if necessary.

12. Landowner retains the right to access the proposed parcel for the purposes of inspection with prior notification to tenant.

13. Other special terms and conditions in this lease:

Any person employed by the tenant to help with farming needs to be pre approved by landowners. Landowners have the right to dismiss of any employee by tenant if need be. Tenant is responsible for damages incurred by any of their employees.
