SHORT TERM RENTAL AGREEMENT

This contract is an agreement between X______

( hereby referred to as “Tenant”) and Keith Hunter ( hereby referred to as “Landlord”)

for a short term rental.

LOCATION

The area to be rented is UNIT#______It of the residence at 7022 N.E 170th Street Kenmore Washington 98028

TERM LENGTH

The term of the lease is from X______to X______

check in time is no earlier than 4:00 P.M. and check out time is 10:30 A.M.

CONDITIONS OF STAY

It is agreed by the tenant that all persons in the party are aware of the terms and conditions of their stay. By signing this agreement the Tenant is assuming responsibility for any unsigned persons in the party. As well all members of the party will familiarize themselves with the house rules. The conditions of this contract are as follows.

A: There are no persons in the party under the age of 40 unless agreed upon by the landlord. NO KIDS (the exception to this rule is Grandparents visiting family and similar situations, the landlord is to be aware of such situations) any children shall be monitored 100% of the time of their stay. The Tenant assumes all the responsibility during said stay.

B: There is no smoking in any part of the Hunter’s structure, we don’t care if you smoke, just do it outside and use the ashtrays provided.

C: NO PETS period.

D: No persons in the Tenants party shall rearrange any of the furniture, disconnect any of the electronics or change any programming without specific permission. Nor shall anyone use anything owned by the Hunters for anything other than its intended purpose.

E: It is the understanding of the Tenants that the Hunters have bicycles and water toys such as a paddle boat and canoe that may be available for use. The Hunters have provided the appropriate safety equipment such as helmets and life vests, if the tenants choose not to use such safety equipment it is of their own decision. Furthermore any such sporting activity has its own inherent dangers and the tenants will not hold the Hunters liable for any mishaps that are beyond their control. The tenants have been notified to inspect any equipment before use, the use then of such equipment is an acknowledgement of its integrity by your own standards. (Note, all equipment at the Hunter estate is new or only a couple years old and barely used) Furthermore the Tenants will not hold the Hunters liable for any accident that is the fault of the Tenant, or any such mishap that is beyond the reasonable control of the Hunters.

F: No damage shall be incurred to any part of the Hunter’s lodge beyond what is considered normal wear and tear under a normal use. Although the Tenants are paying a reasonable cleaning fee, the unit shall not be left in an unreasonably bad condition.

G: The Tenants shall pay particular attention to the rules of the game room as laid out in the house rules as well as all common areas of the lodge that may adversely affect the other guests.

H: The tenant agrees to review the unit description portion of the house book provided in each unit, each book is written in alphabetical order as to the pertinent “nuts and bolts” relating to that particular unit there should be no excuse for “I didn’t understand how it worked” it is all in the book, where the switches are and such.

TERMS OF DEPOSIT

The Hunters except cashier’s checks, money orders and personal checks ONLY. the unit will then be reserved for X______when the check has been received. However if it is a personal check there will be no refund on a cancellation until after the check has cleared the bank. The deposit must be received with a signed dated copy of this contract. The deposit amount on Unit # 1 is $500.oo, UNITS # 2 & 3 are $400.00 ea. Deposits are applied as follows, $125.00 of the deposit goes towards the cleaning fee on unit 2 & 3, this does not apply to the rental, $150.00 is the cleaning fee for unit # 1. We almost never have had a problem with people over 40 years of age, so the Hunters choose to only withhold $150.00 on units two three, and $200.00 on unit one as the security retainer. The other portions of the deposit shall be applied to the rent, a second payment shall be received at least 8 days before arrival. The balance in the form of a CASHIER’S CHECK or CASH ONLY upon arrival NO PERSONAL CHECKS will be accepted upon arrival. There will be a $50.00 charge for an oversight to this condition.

CANCELLATION POLICY

Any cancellation prior to 30 days of arrival date shall incur a 25% rebooking fee. Between 30 and 20 days the fee shall be 50% (of the deposit), between 20 and 10 days the rebooking fee will 75% and any time thereafter will be a full loss of the deposit.

UTILITIES AND COMPLIMENTS

A: When you arrive at THE HUNTERS ESTATE GUESTLODGE we do provide you with everything that you would expect from a Motel (except shampoo at this time). Just arrive with your cloths, cell phone (we do have a loaner for an additional fee) and your laptop. We provide fresh soap (and dish soap) fresh linen and toilet paper even tee and coffee for the mornings. However it will be up to the longer term Tenants to purchase replacements.

B: Although all utilities are included at the Hunters Estate, abuses of the power will be unacceptable, excessive power wasters will be charged $50.00 from your deposit. Please do everyone a favor and turn off the lights and the fans when not in use, (with the exception of the ceiling fans in unit one and the game room). There will also be an additional fee for extreme volumes of garbage, for this additional $50.00 we do not mind taking the garbage out for you. However abuses of our system shall include but not limited to, (1) not separating the recycles from the GARBAGE, and (2) leaving products in the recyclables other than whatever that particular recyclable is. (3) mixing the garbage with any recyclables (please use the appropriate cans)

Again we urge you to review the house rules as agreed upon in this contract.

C: The Hunter Estate is still undergoing some improvements to better the future experiences for the guests. The current prices are reflective to the current status of the Estate. The Hunters (Landlords) have assured the Tenants that what work is to be done will be of minimal impact to the tenants stay.

(1) The Hunters will occasionally ask what or when you have plans and work around these times that all guests are out doing what they came to the Seattle area to do.

(2) The Tenants will notify Hunter when they plan to have a get together, such as a BBQ and the Hunters will assure no necessary work would be scheduled for that time.

(3) The Hunters will compensate the Tenants if there are any conflicts of scheduling, however we ask that the Tenants please notify the Hunters well ahead of time about any particular events you may wish to plan.

(4) Units #2 and #3, Please acknowledge the addendums to this contract.

(5) There is a _____% Washington State sales tax applicable to short term Tenants.

(Not applicable to our monthly tenants)
