It is our pleasure to welcome you as a new tenant. We sincerely hope you find your new home pleasant and enjoyable. As your Property Manager our goal is to ensure your tenancy and the condition of the property is to your upmost satisfaction.

We would like to provide you with some important information in regards to your move in:

Set up your utilities: Please be sure to call FPL (Florida Power & Light) and create your electric utility account in your name. The power will be shut off within days of your move in. In order to prevent your power shutting off it is very important that you contact them as soon as possible.

Maintenance: As a tenant you will have immediate access to our online portal via Property Ware. Access to the portal is established through the email address provided on your move in form. Please be sure to check your email to receive your login information. ALL SERVICE REQUESTS AND OR MAINTENANCE EMERGENCIES MUST BE ENTERED THROUGH THE PORTAL.

Rent: In order to make sure your rent is never late your rent will be due according to your lease. You will have a 5-day grace period. The tenant portal also allows you to pay your rent online. There is a $20 one time convenience if you sign up for auto pay in the tenant portal, you must take advantage of this service!!If you chose to go in and manually submit your payment you will be charged a $20 convenience fee each time you make your online payment. Personal checks are accepted. If ever a check is returned for insufficient funds, personal checks will no longer be accepted as a form of payment going forward. All future payments will have to be in the form of certified funds (money orders, cashier check or online payment). Failure to pay rent within the 5 day grace period will result in late fees and additional collection efforts such as 3 day notices and possible eviction.

Upon your lease expiration, if you choose to renew your lease or if you don’t choose to renew; please be sure to contact us within 30 days in advance. When you move out, in order to have a full return of your security deposit please make sure you return the unit with all the keys, clean, and in good condition as it was delivered to you.
