Access statement for Kits Coty Glamping

Introduction

Kits Coty glamping is situated near to the village of Aylesford in Kent in an area of outstanding natural beauty. We provide 5 different types of self-catering accommodation:-

Pamela – the Shepherds hut

Marrakesh – the Moroccan themed bell tent

Mamadou – the African themed bell tent

Festival Tent – Festival themed bell tent

Gretel – The Woodland Retreat

All necessary equipment is provided in the kitchen area of the facilities block for guests to self-cater. The facilities block also houses male and female toilets, basin and showers. Two other toilet / basin facilities are also provided adjacent to the main block. Gretel is provided with her own composting toilet facilities.

The site is based in what is essentially a large field with no powered external illumination during hours of darkness. It is recommended that customers bring torches with them to aid moving around the site at night. Solar lighting is provided along main access routes and pitch entrances. Access to all accommodation(except the festival tent) and the kitchen area is via at least one step (4 steps for the shepherds hut). Access to male and female shower rooms is up two steps making it inappropriate for some with mobility difficulties. A grab rail is provided to aidaccess to these areas. The toilet facilities in Gretel are accessed via a non slip ramp. Walkways on the site are constructed from loose road planings which are uneven underfoot. There are no pavements and the site is set on a slight incline.

Pre arrival

For directions please refer to our website or the welcome e-mail you will receive approximately 2 weeks prior to your stay with us.

Access to the site from the A229 dual carriageway is via Salisbury Road (follow the signs for Kits Coty estate). The access roads are all unlit / unmade with a 20mph speed restriction. If following your sat nav once onto Kits Coty Estate take Beresford Road rather than Vincent Road to access the site. Signs directing you to the site are provided at the junction of Beresford Road with Salisbury Road and also at the junction of Beresford Road with Collingwood Road.

Aylesford Railway station is the nearest to the site (approx. 3 miles). We can also be reached by an approx. 6 mile taxi journey from either Maidstone or Chatham railway stations.

Bus services are irregular and not recommended for reaching the site.

Car Parking and Arrival

Access to the parking area is via the second gate on the left, follow the signs on approach to the site. The parking area is part covered with road planings and part grassed.

The reception area is located in the main house approx. 25 yards from the car park.This is clearly signed and there is a doorbell to summon attention.

The driveway is lit via sensor lights. Access to reception has a 4 inch threshold to clear and two six inch steps. There are no handrails.

We will be please to provide you with a seat during check in and also help you with your luggage if you wish.

We can provide a reserved car parking space on the driveway next to the reception on request.

Accommodation

Pamela (Shepherds Hut)

Pamela is accessed via 4 steps. Each step is approx. 23 cm (9 inches) high.

Internal dimensions of the hut are 200cm x 415cm

The door is 74 cm wide.

Facilities include a double bed, fold out table / chairs, chest of drawers, safe, woodburner / electric heater and appropriate furnishings and lighting.

The bed measures 200cm x 140cm and isapprox 67 cm above the floor.

A combination of ceiling and table lamps are available.

No telephone is fitted however all major networks have a good signal strength. Wi-fi is available free of charge.

A battery operated smoke alarm and CO detector is fitted.

Mamadou – 5 metre Bell Tent

Mamadou is accessed via one 10cm step.

The tent is 5 metre in diameter. It should be noted that the sides slope therefore it is not possible to stand upright over the whole 5 metre diameter.

The door is 200cm wide and 160cm high.

Facilities include a double bed, chest of drawers, safe electric heater and appropriate furnishings and lighting. A chair can be made available on request.

The bed measures 200cm x 150cm and is approx. 45cm above the floor.

When used for triple occupancy a single fold out bed is provided on the floor behind the main double bed. The single roll out beds measure 70cm x 185cm

A combination of fairy lights and table lamps are available.

No telephone is fitted however all major networks have a good signal strength. Wi-fi is available free of charge.

The tent is supported by guy ropes. There is therefore a significant trip hazard around the tent.

A battery operated smoke alarm is fitted.

Marrakesh – 5 metre Bell Tent

Marrakesh is accessed via 1 step.

The tent is 5 metre in diameter. It should be noted that the sides slope therefore it is not possible to stand upright over the whole 5 metre diameter.

The door is 200cm wide and 160cm tall.

Marrakesh has four small single mattresses, a chest of drawers, safe electric heater and appropriate furnishings and lighting.

Each single bed measures 82cm in width (2ft 6”) and 190cm in length (6ft 3”). All four mattresses are placed directly on the floor.

A combination of fairy lights and table lamps are available.

No telephone is fitted however all major networks have a good signal strength. Wi-fi is available free of charge.

Tent is supported by guy ropes. There is therefore a significant trip hazard around the tent.

A battery operated smoke alarm is fitted.

Festival Tent – 7 metre Bell Tent

Access to the Festival Tent is at ground level no steps are required.

The tent is 7 metre in diameter. It should be noted that the sides slope therefore it is not possible to stand upright over the whole 7 metre diameter.

The door is 220cm wide and 170cm high.

The festival Tent is fitted with 6 single mattresses, storage chest, safe, electric heater and appropriate furnishings and lighting.

The mattresses each measure 190cm (6ft 3”) x 92cm (3ft) and are sited on the floor.

A combination of fairy lights and table lamps are available.

No telephone is fitted however all major networks have a good signal strength. Wi-fi is available free of charge.

Tent is supported by guy ropes. There is therefore a significant trip hazard around the tent.

A battery operated smoke alarm is fitted.

Gretel – The Woodland Retreat Camping Cabin

Access to the camping cabin porch is via one 20cm step.The door to the camping cabin itself has a18cm cm threshold to navigate. The door is 66cm (2ft2”) wide and 153cm (5ft) high.

The main living area is 4.2m in diameter. The bedroom area is 3m x 3m.

Gretel has a king size double bed and two bunk beds suitable for children up to the age of 12.

The bed measures 153cm (5ft) x 200cm (6ft 6”) cm and is approx. 64cm off of the floor,

Each bunk is fitted with a small single mattress 82cm in width (2ft 6”) and 190cm in length (6ft 3”). The top bunk is 140cm from the floor and is accessed via a 44cm wide ladder. This bunk is fitted with a bar to prevent children rolling off in the night. The bottom bunk is 58cm from the floor.

Gretel is provided with a double bed, two single bunk beds, table and chairs/stools, storage chest, safe, electric heater and appropriate furnishings and lighting.

A combination of fairy lights, table lamps, main living area lighting is provided. Each bunk area is fitted with a small LED reading light together with USB charging points for tablets.

No telephone is fitted however all major networks have a good signal strength. Wi-fi is available free of charge.

Gretel is provided with her own composting toilet facilities. These are accessed via a paving slab path from the porch and a 1metre wide anti slip ramp. The door to the toilet measures 68cm (2ft 2”) x 150cm (5ft). there is a 10cm (4”) threshold to navigate.

The toilet facility measures 115cm wide x 160cm long.

A standard toilet and a urinal are provided. As this is a composting toilet all users of the standard toilet are required to sit down in order to use the facilities. The toilet itself is 45cm high and the urinal is 54cm high. The toilet is fitted with a grab rail.

PIR lighting and a battery operated smoke and CO alarm is fitted.

Facilities Block

The kitchen area is accessed via an access ramp. There is a 2 inch threshold to navigate.

The width of the door is 200cm.

There are separate male and female wet rooms. Each wet room is accessed via two steps.A grabrail is provided next to each door to aid with entry. The door into each wet room measures 74cm. Each wet room contains a shower, basin and WC. The WC is 44cm from the floor and has a grab rail. An extension toilet seat is available from reception on request. The sink is housed in a vanity unit and is 88cm from the floor.

The shower is 100cm wide.There is a grab rail provided and an adjustable shower chair can be provided from reception on request.

Appropriate lighting is supplied aswell as a shaver light.

Mains powered smoke alarms and CO detectors are fitted in the facilities block.

Additional toilet facilities are available. The door to these facilities measures 75cm wide. The sink is 80cm from the floor and the toilet is 40cm from the floor.

The Snug

An indoor seating / communal area is provided.

This is located approx. 40 metres from the main accommodation and is reached via untarmacked footpath.

Door is 110cm wide and a single 10cm step needs to be negotiated for access.

Facilities include dining table and 6 chairs, a 6 seater corner sofa and a dartboard.

Suitable ceiling and floor lamp lighting is provided.

Area is fitted with a mains operated smoke alarm.

Field Area

A large field area is provided for guests to enjoy together with a selection of outdoor games.

Because of the nature of the site there are some steep gradients and woodland hazards (e.g.tree roots, rabbit holes etc) so care should be taken, however the field area is open to visitors to roam. The site is mainly grass with some borders and woodland.

A gazebo area is available for cooking under in case of inclement weather. This is accessed from ground level with no step.

A communal fire pit area with covered shelter is also provided. This is also accessed from ground level with no step.
