POSITION SUMMARY

Responsible for management of projects ranging in construction value from $30,000 to $2M. Responsibilities include planning, organizing, directing, and coordinating the project management activities of a specific project team with regard to existing facilities school construction. Position will report to Assistant Director of PD&C. Will be expected to manage staff and contractors to ensure the project scope as awarded is built in full conformance with the plans, specs, schedule, and cost limits. Performs day-to-day contract administration and generally responds to the contractor’s questions regarding contract administration. Supervises, coordinates and directs the A/E and Technical support staff. Performs other CM management functions as assigned by the Director of Facilities and Assistant Director of PD&C.

SUMMARY OF DUTIES, RESPONSIBILITIES AND GOALS

  • Prepares correspondences and memos, assists with compiling and collating survey data, and authors reports pertaining to all construction projects.
  • Coordinates design, construction, and certification efforts for Occidental College programs.
  • Provides quality assurance for projects that include Access Compliance elements on projects managed by other Occidental College departments and programs
  • Supports project design concerns, certification issues, and resolves complex construction issues, disputes, or interpretations related to Access Compliance
  • Develops, assigns, and executes daily job performance strategies, and monitors project performance for Resident Construction Engineers and Senior Resident Construction Engineers relative to Access Compliance construction components
  • Identifies and determines construction activity milestones and reviews project status for overall construction progress relative to requisite submittal schedules
  • Analyzes Modifications to the scope of work for each associated construction project, and assesses cost and duration impacts as may affect the College.
  • Assist the greater Facilities project management staff with planning, bidding and contract award activities
  • Performs constructability reviews, including bid specification assessments and completion probabilities within timeline obligations for co-managed college schedules
  • Provides functional analyses and direction for areas of responsibility including project schedules, cost controls, dispute resolutions, contract administration, and construction quality control
  • Supports program directives and activities with other Occidental College organizational branches and departments including the Office of Environmental Health and Safety (OEHS), Design and A/E Technical Support (AET), Facilities Contract Administration (FCC), Inspection Unit, Maintenance and Operations (M&O), as well as Project Management personnel
  • Reviews and assesses collateral issues and provides recommendations for project dispute resolutions
  • Develops, establishes, and implements interdepartmental policies and procedures.
  • Conducts construction meetings, attends regional project management meetings; prepares meeting minutes and summaries of proceedings, and maintain construction logs and diaries
  • Solid written and oral communication skills required. Ability to tactfully communicate sensitive technical space planning information in a complex matrixed political environment.

QUALIFICATIONS

Education:Bachelor's degree required inconstruction management, architecture, or engineering with significant emphasis on project and/or construction management.

Experience:Minimum five years prior experience as a Project or Construction Manager. Broad-based experience in civil, structural, mechanical and electrical desired. L.A. City experience desired. Work on a college campus desired. Knowledge of ADA desired.

Knowledge, Skill Ability:Knowledge of L.A. City Codes, Uniform Building Codes and sustainable design best practices required.

Other:Must be available to work hours outside normal work schedule. Physical agility; works in the field. Must have a valid CA driver’s license and ability to obtain and maintain authorized driver status through the College.
