SECTION 01260 - OPTIONS

PART 1 - GENERAL

1.1SUMMARY

  1. An option provides an amount proposed by the D-BC and stated on the Bid Form for certain work that may be added by the Government to the project Work within a specific time after award of the Contract.
  2. The amount for an option shall be the net total addition to the Contract price to incorporate the option work into the project Work.
  3. Option work shall include miscellaneous devices, accessory objects and similar items incidental to or required for a complete installation, whether or not mentioned as part of the option description.

1.2PROCEDURES

Retain one of the two following paragraphs. Insert the number of calendar days in the first paragraph.

  1. Selection: An option must be accepted by the Government within 30 calendar days after award of the Contract in order to be included in the project Work.
  2. Selection: Each option must be accepted by the Government within the time stated following the option description in order to be included in the project Work.
  3. Notification: If an option is accepted, the D-BC shall immediately notify each party involved, in writing.
  4. Coordination: The D-BC shall adjust affected adjacent work as necessary to completely and fully integrate the accepted option work into the project Work.

PART 3 - EXECUTION

3.1SCHEDULE OF OPTIONS

Include a description of each option, referencing the specifications or drawings as applicable. The following paragraph illustrates a format for a simple option.

  1. Option No. 1: Provide all work required to add 170 Independent Living and 24 Long Term Care Living Resident units, including the associated support spaces, as indicated in the Program of Requirements, labeled “Option No. 1", and as specified. If Option No. 1 is not exercised, the D-BC shall design the new Home to allow for the future addition of these units.

Add the following subparagraph if the time for selection has not been previously stated. Insert the number of calendar days.

  1. Option No. 1 must be accepted by the Government within 30 calendar days after award of the Contract, or not at all.
  1. Option No. 2: Provide all work required to add a new swimming pool similar to the existing swimming pool, along with other spaces per the Program of Requirements, and all associated equipment immediately adjacent to the exterior of the new Home, as indicated in the Program of Requirements, labeled “Option No. 2", and as specified. This Option No. 2 will also include the cost of demolition of the existing swimming pool, changing rooms, equipment rooms and all adjacent improvements; under this option, the existing poolarea will be re-landscaped or developed as part of the D-BC’s proposed design solution for use of the site.

1.Option No. 2 must be accepted by the Government within 30 calendar days after award of the Contract, or not at all.
