Tom Briggs welcomed Mr. Alex (Sandy) Gardner as new alternate Zoning Board Member.

Art Marini thanked Mr. Gardner for his service to our country for 20 years in the US Air Force.

Art Marini asked Mr. Donnelly about the frontage of the parcels in question.

Mr. Donnelly replied it is 280 feet.

Tom Briggs stated that the purpose is to create two residential properties.

Mr. Donnelly stated that he has created 2 one bedroom units on each side of the old Rainbow Lodge. The center 2 story unit will be occupied used by him as a second residence.

The restaurant and lean to on the rear side of the bar are to be removed and demolished.

Mr. Donnelly took out a permit to do the demolition the bar and lean to.

The 2 lots would be over 1 and ½ acres. The proposal is for:

1.631 acre parcel to have 130 feet of frontage and the 1.636 acre parcel to have 150 feet of frontage. There is one well on the property located behind the old bar. Mr. Donnelly intends to put in another well.

Art Marini asked what the width of the property is. Mr. Donnelly stated it is 280 feet but the rear is narrower. The parking area accommodates 20 cars.

Tom Briggs asked, “Does each building have a separate septic system?”

Mr. Donnelly denoted the existing on septic systems on the map. Mr. Marini concurred that he sees where the well is located by the restaurant and the two septic systems. One for the restaurant and the other for the motel.

Tom Briggs sees no problem except for the well. The variance should be contingent upon a well being drilled on the parcel where the Motel sits.

6:17 pm Tom Vance arrived.

Tal Rappleyea recommended the plans gets stamped and signed by the Co-Chairman and the secretary to file with Town Clerk and the Greene County Planning Board.

The buyer would have to get a building permit for any necessary projects of converting the Bar/Rest. to a residence.

Mr. Donnelly had mentioned that the party interested in purchasing this parcel plans to locate their business within the home. A change of use application would be necessary to file with the Planning Board if this were to come to fruition.

Art Marini asked, “If it doesn’t sell, the lot for sale, could Mr. Donnelly withdraw the subdivision application?”

Joan Smith answered, “We can pass the variance and it would go before the Planning Board.”

Motion was made by Joan Smith to close the public hearing.

2nd by Art Marini, All in favor (5), 0 Opposed, Motion carried.

Tom Vance made a motion to accept the variance contingent upon a well being drilled on lot #2, the Motel side (east end) of the property.

Tom Vance made the motion to adjourn the meeting.
