LOUISIANA MONTH-TO-MONTHRENTALAGREEMENT
Thisagreementisenteredintobetween hereinafter calledLandlord,and hereinaftercalled
Tenant,asecuritydepositof$
andthesumof$
for thefirstmonth'srentofthepremisesownedormanagedbysaidLandlord,andlocatedattheaddressof
hereinaftercalledpremises, said premisestheLandlord hereby agrees to rent to said Tenant on a month-to-month basis at a
rental rateof$
per month, payableinadvance,onorbeforethe
dayof each
succeedingcalendarmonth.Tenantfurtheragreestopayalatefeeof $10percalendarday forpastduerent.Landlord doesnotwaivetherighttoinsistonpaymentoftherentinfullonthedateitisdue.
Inconsideredhereofandoftheuseoroccupancyofthesaidpremises,Tenantagrees:
1. Tomaintainsaidpremisesinaclean,orderly,andlawabidingmanner;toimmediatelynotifyLandlordofanydefectsor dangerousconditions;tokeeptheyardthereoffreeof weeds,debris,and/ormaterialthatmaybecomeunsightlyora detrimenttotheappearanceofsaidpremises;andnotburnanyhouseholdtrashonsaidpremises. Landlordshallhave the righttoenterandinspectsaidpremisesduringanyreasonabletime.
2. TonotifyLandlordinadvanceif Tenantwillbeawayfromthepremisesfor14ormoreconsecutivedays.
3. Noalterations,redecorating,paintingorrepairstothedwellingshallbemadewithoutthepriorwrittenconsentof
Landlord.
4. Topayforpublicutilityservicesfurnishedtotheproperty,occupancypermits,andannualfireprotectionfees.
5. Topaythecostofrepairsforanywillfulorconsequentialdamageincurredduringtenancyofsaidpremises;andthecost ofanycleanuptowhichLandlordmayconsidernecessarytorestoresaidpremises.
6. Smokingisabsolutelyprohibitedinsidethedwellingandwithin25feetofanyentrancetothedwelling. This prohibitionappliestotenants,tenant’sguest,owner’s,agentsoftheowner,Landlordstaff,employees,andservice persons.Tenantsareresponsiblefornotifyingtheirhouseholdmembers,guests,andinviteesofthissmoking prohibition;andtenantsareresponsibleforanyviolationthereof,includingpayinguptoa$1,500restorationfee.
7. Nobirds,animals,orotherpetsshallbekeptonthepremiseswithouttheknowledgeandwrittenconsentfromLandlord; anyconsentsogivenmaybewithdrawn,if,intheopinionofLandlord,suchbird,animal,orotherpetconstitutesa nuisance,causescomplaintfromneighbors,oradverselyaffectsthenormalmaintenanceoftheproperty.Anadditional petdeposit,petfee,andpetrentmayberequired.
8. ThePremisesshallbeusedandoccupiedby Tenant,Tenant'sspouseorsignificantother,andTenant’sminorchildren, consistingof familymembers,including , ,

usedexclusivelyasaprivatesinglefamilydwelling,andnopartofthePremisesshallbeusedatanytimeduringthe termofthisAgreementby Tenantforthepurposeofcarryingonanybusiness,profession,ortradeofanykind,orfor anypurposeotherthanasa privatesinglefamilydwelling. Tenantshallnotallowanyotherpersontouseoroccupythe PremiseswithoutfirstobtainingLandlord'swrittenconsenttosuchuse. Tenantshallcomplywithanyandalllaws,
ordinances,rulesandordersofanyandallgovernmentalorquasi-governmentalauthoritiesaffectingthecleanliness,use,
occupancyandpreservationofthePremises. Tenantshallnotletorsubletthewholeoranypartofthepremisesto anyoneforanypurposewhatsoeverwithoutpriorwrittenpermissionfromLandlord.

9. LandlordshallnotbeliableforanydamageorinjuryofortotheTenant,Tenant'sfamily,guests,invitees,agentsor employeesortoanypersonenteringthePremisesorthebuildingofwhichthePremisesareapartortogoodsor equipment,orinthestructureorequipmentofthestructureofwhichthePremisesarea part,andTenantherebyagrees
toindemnify,defendandholdLandlordharmlessfromanyandallclaimsorassertionsofeverykindandnature. Tenant isstronglyencouragedtopurchaseatenantinsurancepolicyforcoverageofpersonalliability,premisesmedical coverage,additionallivingexpense,andpersonalproperty(contents)coverage.
10.Togivethirty(30)daywrittennoticeby registeredmailtoLandlordpriortovacatingsaidpremisesandtopermit prospectivetenantstheopportunityofreasonableinspectionwithinthatsameperiod. Thedepositisnotpermittedtobe usedasthelastmonth’srent,andshallbereturnedwithin30daysofleasetermination,lessanydamages.
11.Tocleanupsaidpremisesuponvacatingandrestoresaidpremisestothesameconditionasfoundupontaking occupancy,exceptnormalwearandtearshallbeaccepted. Afinalwalkthroughisstronglyencouraged.
12.Thattheviolationofanyofthecovenantsofthisagreementorthenonpaymentofanyrentdueandunpaidshallbe sufficientcauseforevictionfromsaidpremisesuponfive(5)dayswrittennoticethereofby registeredmail,hand delivery,orby tacking.Ifsuitbebroughttocollectrentordamages,tocauseevictionfromsaidpremises,ortocollect thecostsofrepairstoorcleaningofsaidpremises,Tenantagreestopayallcostsofsuchaction,includingreasonable attorneyandfilingfees.
13. Allrentshallbepaidinpersonorbymailtotheaddressof
,oranyothermeeting placeagreeduponbetweentheTenantandLandlord. TenantfurtheragreestopayLandlordareturncheckfeeof$50 forareturnedcheckforlackofsufficientfunds,a“stoppayment”,oranyotherreason,plusapplicablelatefees mentionedabovefornonpaymentofrent.
