APPLICATION FOR OCCUPANCY Rocky Springs Townhomes – MPI, Ltd

All questions must be filled out completely and truthfully. Any false or misleading statements may lead to denial of application and/or termination of lease and/or eviction. If any/all of this application is not completed in full the application may be denied. Applicants considered a threat to public safety, other residents or resident’s guests, employees or maintenance staff will be disapproved. Abusive conduct, disrespect and/or abusive language will not be tolerated and applicant will be asked to leave the property. This property is in specific geographical proximity to a child care development center and is restricted for applicants with any and all sex offender offenses.

Based on EOE Housing regulations applicant may not be denied based on, familial status, religion, color, national origin, disability, etc.

All units have met housing requirements and any modifications necessary to accommodate special circumstances are the responsibility of applicant. Any special needs must be requested in writing and sufficient time to accommodate those needs must be given to modify conditions.

Unit shown to applicant may not necessarily be the unit that is available at time of move in. Applicant may view the available unit and if applicant decides to apply a deposit to a unit that is available a time of move in applicant only has 72 HOURS to withdraw application and receive a deposit refund. After 72 hours the security deposit and any and all fees will not be refunded. Unit will not be held without a security deposit. If applicant is approved and does not apply a security deposit the unit is available to all other applicants. If the applicant is approved and applicant has signed the lease no refund of any deposits, fees, rent, etc. will be refunded and applicant is liable for all terms in lease.

Based on HUD regulations a limited number of occupants per unit will be enforced.

Applicant must use utility companies, including cable company, specified by management. All utilities must be transferred into applicants name and must stay in applicants name during the entire length of lease. If utilities are transferred out of applicants name while applicant has possession of unit the lease is terminated and eviction proceedings will be filed.

APPLICANT AGREES TO ALLOW MANAGEMENT TO OBTAIN INFORMATION REGARDING RENTAL HISTORY, CREDIT, EMPLOYMENT, INCOME, PERSONAL REFERENCES, ETC. IN ORDER TO DETERMINE ELIGIBILITY. APPLICANT IS AWARE THAT ROCKYSPRINGS TOWNHOMES (MPI, LTD) HAS AN INCOME QUALIFICATION, CREDIT SCORE QUALIFICATION, RENTAL HISTORY REQUIREMENT AND EMPLOYMENT REQUIREMENT. SECURITY DEPOSIT AND FEES ARE BASED ON INFORMATION OBTAINED IN THIS APPLICATION.
